Explore Las Vegas Valley communities
The valley is not one market. Some of it is incorporated cities with their own police, fire and permitting; some of it is unincorporated Clark County. Housing age, HOA structure, freeway access and taxes all shift across those lines. Each guide below covers one area in depth.
Summerlin
A single master-planned community on the western rim of the valley, next to Red Rock Canyon. Split between two jurisdictions: north of Charleston Boulevard is City of Las Vegas, south of it is unincorporated Clark County.
Village-by-village housing, ongoing new construction on the western edge, and the valley's deepest concentration of golf and guard-gated product.
Henderson
An incorporated city of roughly 107 square miles on the southeastern side of the valley — its own city, not part of Las Vegas. Second most populous city in Nevada.
Contains Green Valley, Anthem, Seven Hills, MacDonald Highlands, Inspirada, Cadence and Lake Las Vegas. The widest range of housing eras in the valley.
Southwest Las Vegas
Largely unincorporated Clark County on the southwest side of the valley, with housing that skews newer than the valley average and heavy 2000s-and-later construction.
Strong access to the airport, the south Strip and the I-215 corridor. A common landing spot for buyers who want newer homes without Summerlin pricing.
Enterprise
An unincorporated town and census-designated place governed directly by Clark County — no municipal government of its own, which changes who issues permits and which agency responds.
Includes Southern Highlands. Frequently confused with neighboring areas, so the guide starts by drawing the actual boundary.
