Overview

Setting

Built for walking rather than driving

Kestrel Commons sits south of Kestrel and takes a deliberately different approach from most of Summerlin: compact contemporary housing on smaller footprints, arranged around pedestrian connections.

That produces home types you will not find in much of the master plan — three-story townhomes with rooftop terraces, plans with elevator options, and multigenerational layouts on compact lots. For a buyer who wants a lock-and-leave home, or who prefers a short walk to a park over a large back yard, this is the village that was designed for them.

Kestrel Commons and Kestrel are two villages

They adjoin, and listing sites routinely merge their names and inventories into one search result.

They are not the same place. Kestrel Commons is compact and contemporary, with townhomes and pedestrian connections. Kestrel, to the north, runs to larger detached homes on elevated lots. Home styles, lot sizes and price per square foot all differ between them.

Check the recorded subdivision before comparing listings. Our Kestrel guide covers that village separately.

Six neighborhoods, five builders

October 2026 developer coverage highlights three current neighborhoods — Lark Hill, Raven Crest and Sandpiper — alongside earlier releases that now trade as resale.

Vireo is worth including in a resale search even where builder production has closed — final-opportunity pages and third-party sold-out labels update at different speeds, and homes there come back to market like anywhere else.

Three-story living

Questions a compact home raises that a sprawling one does not

Vertical floor plans are the trade that buys you a walkable district and a lower total price. They are a genuinely good fit for plenty of households, and a poor one for others — and the difference is easy to establish before you buy.

Daily living

Count the stairs

Specifically between the garage, the kitchen and the primary bedroom — the three points of a normal day. On a three-story plan that journey repeats constantly.

Options

Optional versus installed

A plan offering an optional elevator is a different property from one where the elevator is actually in. Compare the home in front of you, not the brochure.

Rooftop terraces

Raven Crest's terrace designs are the standout feature of this village and the reason several buyers choose it. Worth checking shade, drainage, wind exposure and any furniture rules — and picturing the view once neighboring homes are complete rather than as it stands today.

Attached construction

For any townhome, establish the exterior-maintenance and insurance provisions before treating it as low maintenance. Who pays for roofs, stucco, exterior painting and water damage involving another unit, and could a large deductible or special assessment reach the owner?

Where a private pool serves the neighborhood, verify access, guest rules and the budget obligations attached. We pull and read these documents for clients before an offer goes in.

Distance is not the guide in Summerlin West

A campus farther east often serves a newer western home. Summerlin West has grown faster than its school capacity, so assignment here follows boundaries rather than the nearest building — and a nearby campus, including a charter, does not establish eligibility.

With six neighborhoods across this district, confirming all three levels for the specific address is worth doing before an offer.

Choice and charter options

West Career and Technical Academy is a program-based CCSD magnet drawing from across the valley, and Doral Academy Red Rock and the Discovery charter campus both serve the northwest. Each runs its own application, lottery and transportation arrangements, which are worth starting early.

Private schools in the area include Adelson, Alexander Dawson, Bishop Gorman, Faith Lutheran Middle and High School, Faith Lutheran Academy, The Meadows, St. Elizabeth Ann Seton, Merryhill and Shenker Academy.

Inside the master plan

Campuses located in Summerlin

Summerlin contains thirteen public campuses, which is unusual for a master plan and part of why the community draws the buyers it does.

A campus inside Summerlin may serve homes across several villages, and some Summerlin addresses are assigned to campuses outside the master plan.

If a student needs a specific program — special education, language support, advanced coursework, arts, athletics, counselling, before or after-school care, or transportation — ask the school about that program directly. That conversation tells you far more than any summary figure, and we are happy to point you to the right contact.

The Hub and walkability

The district's centre

The Hub

The Hub opened in September 2025, supplying a bike challenge track and play space at the centre of the district. It is the amenity the whole walkable layout points toward.

Kestrel Commons also sits within reach of the recreation in neighboring Kestrel — Bluebird Park, which opened in April 2026, and Kestrel Creek Arroyo, open since July 2025. Those complement The Hub rather than forming one shared private amenity package, and access rights differ between a public village park and a private neighborhood facility.

Testing the walk from a specific home

A district designed for pedestrian connections still has streets at different stages of completion. Walk the actual route from the home you are considering to the places you would use — The Hub, the nearest park, and groceries.

Shade, grade, crossings and construction gaps all change what a given distance feels like, and they change again as the district completes. That walk is worth ten minutes before an offer.

The wider Summerlin network

Summerlin's August 2026 developer release reports more than 300 parks and more than 200 miles of trails across the master plan, with four Summerlin Council community centers at Trails, Willows, Gardens and Vistas and Council pools at three of them.

Those totals combine very different scales of facility. For organised sports, ask about reservations and league registration. For a casual outing, check restrooms, shade, accessible paths, surface condition and parking.

Three kinds of access

A private neighborhood amenity, a public village park and a Summerlin Council facility represent three different sets of rights. Ask which ones a specific deeded property qualifies to use, and whether a tenant receives the same privileges as an owner.

Buying here

Representation

Walk into the sales office with someone on your side

The person at the desk in the model home works for the builder. They are good at their job. Their job is not representing you.

Register us on your first visit

Builders require a buyer's agent to be present or registered at your first visit for representation to apply to that purchase. Touring first and bringing an agent afterwards generally forfeits it.

Planning to see Raven Crest, Sandpiper or Lark Hill? Talk to us first. It costs you nothing and it keeps the option open.

What actually gets negotiated

  • Design-centre allowances, and which upgrades are included rather than charged.
  • Structural options on a compact plan — an elevator or a rooftop terrace is the most consequential decision you will make here, and the hardest to add later.
  • Lot premium, particularly on an end unit or a terrace-facing position.
  • Closing-cost contributions, often tied to using the builder's lender.
  • Rate buydowns, and whether the buydown is worth the terms attached.
  • Lark Hill's final inventory, where the builder's incentive to close is highest.

Ownership costs

What attached housing changes about the monthly number

Compact homes carry a lower purchase price and, usually, a higher assessment — the association maintains more of the building. That is the trade, and it is worth seeing in writing.

  • The Summerlin master community assessment, which every home in the master plan pays.
  • The neighborhood assessment, which on attached housing typically covers exterior maintenance.
  • Any separate cost center for gates, private roads or a neighborhood pool.
  • Reserve funding for roofs and exterior components — the items that generate special assessments later if they are underfunded now.
  • Separate SID or LID assessments, which apply per parcel and vary lot to lot.

Request the current assessment statement, annual budget, reserve study, governing documents, rules and insurance summary. For attached construction, establish who pays when a shared component fails and whether a large deductible could reach you.

How Nevada's property-tax abatement works

Clark County applies a partial abatement that caps annual growth of a qualifying owner-occupied tax bill at 3 percent. That is a cap on increases, not a 3 percent tax rate.

Recorded ownership documents can reset owner-occupied status pending requalification, so a seller's current bill is not automatically the buyer's future bill. We confirm the status on the specific parcel.

Inspecting a new build

New construction gets inspected differently from a resale rather than less. Ask about independent inspections at permitted stages, the punch process, warranty reporting and the documents supplied at closing. For attached buildings, extend the scope to roofs, waterproofing, shared utilities and common-area equipment.

We schedule independent inspections for new-build clients as standard.

Where we come in

New-home representation costs you nothing extra

Kestrel Commons is the village where the structural decisions matter most. An elevator, a rooftop terrace or an end-unit position cannot be added afterwards, and they are where the long-term value in a compact home sits.

The builder has already accounted for buyer representation in its pricing. Walking in alone does not get you a better deal; it gets you the same deal with nobody reading the paperwork on your behalf.

Questions

Kestrel Commons, answered

Where is Kestrel Commons?
Kestrel Commons sits south of Kestrel in Summerlin West. Developer materials describe it as a district and also list it among the actively selling villages.
Is Kestrel Commons the same as Kestrel?
No. They adjoin, and listing sites frequently merge their names and inventories. Kestrel Commons is compact contemporary housing built around pedestrian connections, including three-story townhomes with rooftop terraces. Kestrel, to the north, runs to larger detached homes on elevated lots. Home styles, lot sizes and price per square foot all differ.
What neighborhoods are in Kestrel Commons?
Six: Raven Crest by Toll Brothers, Sandpiper by Lennar, Lark Hill by Taylor Morrison, Vireo by Woodside Homes, and Quail Cove and Nighthawk by KB Home.
Which neighborhoods are still selling?
October 2026 developer coverage highlights Lark Hill, Raven Crest and Sandpiper. Lark Hill posted a final-inventory notice in September 2026, and Vireo has final-opportunity materials. Nighthawk and Quail Cove are earlier releases that now trade as resale. Ask us for the current position before planning a visit.
What size are the homes?
Lark Hill ranges roughly 1,645 to 2,163 square feet, Sandpiper roughly 2,055 to 2,405, and Raven Crest roughly 2,300 to 2,640, per October 2026 developer coverage. These are compact plans by Summerlin standards, which is what makes the village one of the more accessible entry points into the master plan.
Which homes have rooftop terraces?
Toll Brothers' Raven Crest includes three-story townhomes where particular terrace designs add rooftop space. Options vary by plan rather than applying across the whole neighborhood, so confirm against the exact plan. Worth checking shade, drainage, wind exposure, furniture rules and the view once neighboring homes are complete.
Can I get a home with an elevator?
Particular Raven Crest plans offer an elevator as an option, alongside multigenerational layouts. A plan offering an optional elevator is a different property from one where the elevator is actually installed, so compare the specific home rather than the brochure.
What schools serve Kestrel Commons?
Lummis Elementary, Becker Middle and Palo Verde High School, documented at The Hub within the district. In Summerlin West a campus farther east often serves a newer western home, so assignment follows boundaries rather than the nearest building. CCSD assigns by street address — confirm the specific home at ccsd.net/zoning, or ask us and we will confirm it.
What is The Hub?
The Hub is the district's central amenity, opened in September 2025, with a bike challenge track and play space. Kestrel Commons also sits within reach of Bluebird Park and Kestrel Creek Arroyo in neighboring Kestrel, which complement it rather than forming one shared private amenity package.
Is Kestrel Commons actually walkable?
It is designed for pedestrian connections, which is unusual in Summerlin. The district is still completing, so walk the actual route from a specific home to the places you would use — The Hub, the nearest park and groceries. Shade, grade, crossings and construction gaps all change what a given distance feels like, and they change again as the district finishes.
What should I ask about a townhome here?
Establish the exterior-maintenance and insurance provisions before treating it as low maintenance: who pays for roofs, stucco, exterior painting and water damage involving another unit, and whether a large deductible or special assessment could reach the owner. Where a private pool serves the neighborhood, verify access, guest rules and the budget obligations attached.
What are the HOA costs in Kestrel Commons?
Compact and attached homes typically carry a lower purchase price and a higher assessment, since the association maintains more of the building. Expect the Summerlin master assessment plus a neighborhood assessment covering exterior maintenance, with a separate cost center where gates, private roads or a pool are involved, and SID or LID assessments per parcel. Request the current assessment statement, annual budget, reserve study and governing documents for the specific home.
