Overview

Setting and character

Three different propositions in one village

La Madre Peaks is the newest village identified in Summerlin's 2026 releases, occupying elevated western terrain near the La Madre mountains. What makes it unusual is that it combines three quite different things under one village name.

Production housing

Builder neighborhoods

Seven named builders with published plans, square footages and starting prices. Two gated collections, one all-ages single-story community, and several still to open.

Custom

Astra homesites

167 custom homesites marketed by Summerlin Realty. You buy land and build. That is a completely different budget, timeline and approval path from a production home.

Resort concept

Esplanade at Red Rock

Taylor Morrison's all-ages single-story community with a planned amenity package. Planned is the operative word — see the Amenities tab.

The thing that matters more than the elevation

The advertised elevation is the headline, but the homesite itself, the surrounding grading and the future road network matter at least as much. A lot sold on a view is only worth that premium if the view is protected — and in a village this new, much of the land around you has not been built on yet.

Ask which adjacent parcels remain undeveloped, what approval stage each has reached, where construction access will run, and whether the quoted view depends on land outside the lot you are buying.

Chronology

How fast this village is moving

  • May 22, 2026 KB Home opens Cloudbreak Ridge — two gated collections, Enclaves and Reserves, with starting prices published in the low $800,000s.
  • July 2026 Taylor Morrison's Esplanade at Red Rock concept published, with a resort amenity package described as planned.
  • September 2026 Tri Pointe announces construction at Agave Ridge, with a priority group forming ahead of a public opening.
  • October 2026 Richmond American opens Cactus Bloom with its Aspire Collection. The release names the planned Scout's Point park nearby.
  • Anticipated early 2027 Agave Ridge public grand opening. Glass Canyon listed as upcoming from Pulte. Joining a priority list does not establish a delivery date.

The directory

Every neighborhood, every builder, every published number

Ten neighborhood names are documented in La Madre Peaks. Seven have a named builder and published detail. Three are names only — listed in coming-soon directories or planning coverage, which is not the same as a community you can walk into.

Reading these figures

Each price below is the builder's published starting figure on the date shown — the entry point for that collection, before lot premium, structural options and design selections.

Starting prices move with each release and with incentives, which in a village this new can mean month to month. For the current number on a specific homesite, ask us and we will pull it.

What sits on top of a starting price

Lot premiums, structural options, design-centre selections, landscaping, window coverings, appliances and closing costs. At this price level those can add a six-figure sum.

Ask each builder for a written all-in estimate on the exact homesite — that is the number worth comparing between builders, and getting it is part of what we do for new-build clients.

Custom

Astra is a different purchase entirely

167 custom homesites marketed at Lake Mead Boulevard and Park Drift Trail. Buying land and building is not a more expensive version of buying a production home — it is a different transaction with a different risk profile.

Before you compare an Astra homesite against a finished home, get answers on:

  • Design rules, and who approves what.
  • Build deadlines, and what happens if you miss one.
  • Site preparation obligations and who carries them.
  • Utility connections, and the cost and timeline to bring them to the pad.
  • Retaining walls, which on elevated terrain can be a substantial line item.
  • Approval costs across the association and the jurisdiction.
Budgeting a custom build

The land is the start of the number rather than the number itself. Design, construction, financing and approval each run on their own schedule, and the land carries cost through all of them.

If you are weighing an Astra homesite against a finished production home, we can build the comparison properly so the two are measured the same way.

Schools

Clark County School District

Schools serving La Madre Peaks

La Madre Peaks sits in the Palo Verde High School feeder area on Summerlin's western edge, served by Givens Elementary and Sig Rogich Middle School.

CCSD assigns schools by street address, so confirm the specific home at ccsd.net/zoning. La Madre Peaks is releasing new streets, and a brand-new address sometimes reaches the district's search after the lot does — CCSD Demographics, Zoning and GIS will confirm it directly, and we are happy to do that for you.

Choice and charter options

West Career and Technical Academy is a program-based CCSD magnet drawing from across the valley, and Doral Academy Red Rock and the Discovery charter campus both serve the northwest. Each runs its own application, lottery and transportation arrangements, which are worth starting early.

Private schools in the area include Adelson, Alexander Dawson, Bishop Gorman, Faith Lutheran Middle and High School, Faith Lutheran Academy, The Meadows, St. Elizabeth Ann Seton, Merryhill and Shenker Academy.

Inside the master plan

Campuses located in Summerlin

Summerlin contains thirteen public campuses, which is unusual for a master plan and part of why the community draws the buyers it does.

A campus inside Summerlin may serve homes across several villages, and some Summerlin addresses are assigned to campuses outside the master plan.

If a student needs a specific program — special education, language support, advanced coursework, arts, athletics, counselling, before or after-school care, or transportation — ask the school about that program directly. That conversation tells you far more than any summary figure, and we are happy to point you to the right contact.

Amenities

Planned versus open

The distinction that costs people money here

La Madre Peaks is new enough that much of its amenity package exists on paper. That is not a criticism — it is how a new village works. It matters because an amenity you are paying a lot premium for should be one you can confirm will exist.

AmenityDocumented positionStatus
Grand Park, first phase Established outdoor recreation in the neighbouring village Open
Esplanade resort amenities Clubhouse, pool, restaurant and bar, fitness, spa, pickleball Planned, Jul 2026
Scout's Point park Climbing play, lawns, trails and an overlook Planned, Oct 2026
Grand Park later phases Two additional phases described as in planning, May 2026 In planning

Planned means published as intended, not under construction and not committed to a date. Ask which facilities will actually be open at your closing, and whether your purchase contract contains any commitment about them.

On views and adjacent land

Summerlin's published materials note that visual depictions and proposed facilities can change, and that an undeveloped parcel may later become a park, a school, commercial use or additional housing under the applicable approvals.

A master-plan diagram shows intended land uses over many years. A planning application seeks permission without guaranteeing the final design or a construction date. An approved map can still precede grading, utilities, model construction, sales and occupancy. Do not value a home as though every attractive rendering is an operating amenity.

The desert edge

Red Rock and the mountain setting

The elevated western position is the reason most buyers look here. Access to the outdoors is more structured than proximity suggests.

  • The BLM identifies a 13-mile one-way Scenic Drive through Red Rock Canyon National Conservation Area.
  • Timed entry is required for vehicle entry during the published October 1 – May 31 season, between 8 a.m. and 5 p.m.
  • An entry fee or pass and a reservation are separate considerations.
  • The Scenic Drive fee area is not every Red Rock trail or overlook — the BLM distinguishes Red Spring and the SR 159 overlook from the reserved drive, and parking, hours and access vary.
  • Legal access runs through designated entry points, so the nearest trailhead to a particular street is worth identifying before you choose between lots.
Council facilities are a separate question again

The Summerlin Council operates four community centers — Trails, Willows, Gardens and Vistas — with Council pools at Trails, Willows and Vistas. All of them sit well east of here. A private neighborhood amenity, a public park and a Council facility represent three different sets of rights, so ask which ones the deeded property actually qualifies to use, and whether a tenant receives the same privileges as an owner.

Buying new here

Representation

Walk into the sales office with someone on your side

The single most consequential thing about buying new construction is also the least understood: the person at the desk in the model home works for the builder. They are good at their job. Their job is not representing you.

Register us on your first visit

Builders require a buyer's agent to be present or registered at your first visit for representation to apply to that purchase. Touring first and bringing an agent afterwards generally forfeits it.

Planning to see models in La Madre Peaks? Talk to us first. It costs you nothing and it keeps the option open.

What actually gets negotiated on a new build

Base price is usually the least movable number on the sheet, which is why buyers who focus only on price often conclude nothing is negotiable. The movement tends to be elsewhere:

  • Design-center allowances and which upgrades are included rather than charged.
  • Lot premium, particularly on a homesite that has been standing a while.
  • Closing-cost contributions, often tied to using the builder's lender.
  • Rate buydowns — and whether the buydown is worth the terms attached to it.
  • Landscaping, window coverings and appliances, which are frequently excluded from the base price.
  • Inventory and spec homes, where the builder's incentive to close is highest.

Total cost

The number that is not the base price

A useful budget separates mortgage principal and interest, property tax, insurance, master assessment, neighborhood assessment, special-assessment installments, utilities, landscaping, pool service, club membership and maintenance reserves.

SID and LID assessments are per-parcel

Balances vary lot to lot within the same neighborhood, and they sit outside the normal property-tax bill. The parcel balance, installment schedule, interest terms and payoff quote all come from the responsible authority or the closing records.

Builder FAQs in Summerlin have separately listed master dues, neighborhood dues and an approximate annual SID or LID amount. Those are neighborhood-specific published figures, not a Summerlin-wide schedule.

How Nevada's property-tax abatement works

Clark County applies a partial abatement that caps annual growth of a qualifying owner-occupied tax bill at 3 percent. That is a cap on increases, not a 3 percent tax rate.

Recorded ownership documents can reset owner-occupied status pending requalification, so a seller's current bill is not automatically the buyer's future bill. We confirm the status on the specific parcel.

Association layers

Summerlin has four master community associations — North, South, West and Centre — with the Summerlin Council operating the major recreation facilities. A subdivision may carry an additional association or cost center on top, and in La Madre Peaks several neighborhoods are gated, which usually means private roads the neighborhood maintains rather than the city or county.

For a new build, read the public offering statement and the budget projections, and ask directly whether costs can change as development proceeds. A projected assessment on an unbuilt community is an estimate.

Elevated terrain

What to check on a lot up here specifically

  • Visit in windy conditions. Elevated western terrain catches weather the valley floor does not.
  • Evaluate slope, afternoon shade and west-facing glass on the actual homesite, at the hour you would be using it.
  • Elevated land does not eliminate drainage concerns. Runoff, retaining walls and site grading all need inspection, and on a custom site the retaining work can be a major cost.
  • Establish where construction access will run while the rest of the village is being built, and for how long.
  • Confirm whether the quoted view depends on land outside the lot, and what could be approved on it.

SNWA's current conservation guidance includes seasonal watering restrictions and restrictions on new irrigated turf. Its nonfunctional-turf rule beginning in 2027 concerns specified non-single-family properties and common or commercial areas — it should not be summarised as a requirement to remove every existing single-family lawn. Verify the applicable property category and water-provider rules.

Inspecting a new build

New construction gets inspected differently from a resale rather than less. Ask about independent inspections at permitted stages, the punch process, warranty reporting and the documents supplied at closing.

We schedule independent inspections for new-build clients as standard.

Where we come in

New-home representation costs you nothing extra

The builder has already accounted for buyer representation in its pricing. Walking in alone does not get you a better deal — it gets you the same deal without anyone reading the contract on your behalf.

We negotiate against these builders regularly. We know which incentives are real, which rate buydowns are worth the terms attached, which lot premiums move late in a phase, and what a design-center conversation should actually cost you.

Questions

La Madre Peaks, answered

Where is La Madre Peaks?
La Madre Peaks occupies elevated western terrain in Summerlin, near the La Madre mountains. It is the newest village identified in Summerlin's 2026 releases.
Which builders are selling in La Madre Peaks?
Seven neighborhoods have a named builder: KB Home at Cloudbreak Ridge Enclaves and Reserves, Taylor Morrison at Esplanade at Red Rock, Richmond American at Cactus Bloom, Toll Brothers at Reflection Ridge, Tri Pointe at Agave Ridge, and Pulte listed as upcoming at Glass Canyon. Astra is custom homesites marketed by Summerlin Realty. Canyon Vista and Golden Grove are names in coming-soon or planning coverage rather than open communities.
How much do homes cost in La Madre Peaks?
Published builder starting prices run from the low $800,000s at KB Home's Cloudbreak Ridge, opened May 22, 2026, up to around $1.965 million across Richmond American's Cactus Bloom collection in October 2026. Toll Brothers published Reflection Ridge plans at $1,159,995, $1,231,995 and $1,297,995, and Tri Pointe published Agave Ridge starting prices from $1.55 million to $1.85 million in September 2026. These are published starting prices on the dates shown, not quotes for a specific homesite, and they exclude lot premiums, structural options, design selections, landscaping and closing costs.
What is Astra at La Madre Peaks?
Astra is a custom homesite enclave of 167 sites, marketed by Summerlin Realty at Lake Mead Boulevard and Park Drift Trail. You buy land and build, which means design, construction, financing and approval each run on their own schedule. A finished production-home budget cannot be substituted for a custom-home budget.
Is Esplanade at Red Rock an age-restricted community?
No. Taylor Morrison's Esplanade at Red Rock is described as an all-ages single-story community. Its published concept includes a clubhouse, pool, restaurant and bar, fitness, spa and pickleball — all described as planned in the July 2026 developer release rather than operating. Confirm which facilities will be open at your closing.
What schools serve La Madre Peaks?
Givens Elementary and Sig Rogich Middle School serve La Madre Peaks, and Palo Verde High School covers the village. CCSD assigns by street address, so confirm the specific home at ccsd.net/zoning. The village is still releasing new streets, and a brand-new address sometimes reaches the district's search after the lot does — ask us and we will confirm it directly.
When does Agave Ridge open?
Tri Pointe's September 2026 construction announcement described a priority release ahead of an anticipated early-2027 public opening. A priority group records interest; it does not establish a delivery date, a price or an allocation.
Is Scout's Point park built?
No. Scout's Point is a planned park named in the October 2026 Cactus Bloom release, described as including climbing play, lawns, trails and an overlook. Planned means published as intended — not under construction and not committed to a date. Summerlin's own materials state that proposed facilities can change.
Do I need my own agent to buy a new build?
The sales representative in a model home works for the builder. Most builders require a buyer's agent to be present or registered at the first visit for representation to apply, so touring first and bringing an agent later can forfeit representation on that purchase. Builder pricing already accounts for buyer representation, so having your own agent does not raise the price you pay.
What is actually negotiable on a new construction home?
Base price is usually the least movable figure. Movement tends to be in design-center allowances, lot premiums, closing-cost contributions, rate buydowns, and whether landscaping, window coverings and appliances are included. Inventory and spec homes are where a builder's incentive to close is highest.
What are the HOA costs in La Madre Peaks?
There is no single figure. Summerlin has four master community associations — North, South, West and Centre — and a subdivision may carry an additional association or cost center on top. Several La Madre Peaks neighborhoods are gated, which usually adds private roads the neighborhood maintains. Separate SID or LID assessments can apply per parcel. For a new build, read the public offering statement and budget projections, and ask whether costs can change as development proceeds.
Will my view be protected?
Not automatically. An open view today is not a permanent land-use guarantee. A nearby undeveloped parcel may become a park, a school, commercial use or additional housing under the applicable approvals, and in a village this new much of the surrounding land is undeveloped. Before paying a premium for a view, establish who controls the land it crosses, what approval stage that land has reached, and whether the view depends on anything outside the lot you are buying.
