Straight answers
The questions everybody asks first
Do I have to use the builder’s lender to get this rate?
Yes. The builder is the one paying for the buydown, so it’s tied to their preferred lender. You are never required to finance with them to buy the home — you just don’t get the rate incentive if you don’t. Shop it anyway and compare the whole package, because a low rate with heavy fees sometimes loses to a higher rate with none.
Is this a teaser rate that goes up later?
No. This one is a fixed rate, which means the rate and your principal-and-interest payment stay the same for the life of the loan. That matters, because a lot of builder promotions right now are temporary buydowns — a low first-year rate that steps up to the real note rate by year two or three. Always ask which one you’re being shown. On this offer, the answer is fixed.
How long is this available?
Until the homes are gone or the builder pulls the promotion, whichever comes first. It’s tied to a specific set of finished homes, so it ends when they’re sold. I’ll tell you honestly how many are left when you call.
Am I just paying for the incentive in the price?
Sometimes, and that’s exactly why I pull recent closed sales in the community before you write an offer. You’ll see what homes there actually sold for versus list, and we decide from there.
Why don’t you list the builder and community on this page?
Because the terms move faster than a web page does. What’s posted this morning can be gone by Friday when the pool empties. Rather than publish something that’s wrong by the weekend, I’d rather tell you what’s true today when you get in touch.
What does it cost me to work with you?
Typically nothing out of pocket on new construction — the builder’s marketing budget covers buyer agent compensation. We’ll put the terms in writing before we tour so there are no surprises. One thing to know: most builders require your agent to be with you on the first visit, so register with me before you walk into a sales office.
What credit score do I need?
Most of these programs start around 620, with the best pricing above 720. If you’re not there yet, I’ll point you to a lender who will tell you honestly what it takes and how long.
