In a city built on service work, a large share of household income arrives as tips — and historically a lot of it never appeared on paper. Recent federal tax changes altered that calculation, and the effect on mortgage qualifying is significant. Here is how lenders actually treat tip income, and what to do if your returns do not reflect what you earn.

How lenders treat tip income

The rule is simple and it has not changed: lenders qualify you on reported income. Base pay and documented tips are averaged together and treated as one figure.

A casino dealer earning $70,000 in base pay plus $30,000 in reported tips is assessed on $100,000. That is the whole mechanism.

What changed is the tax cost of putting tips on paper. That used to be the reason people didn't. Now the arithmetic is different.

Three caveats the headlines skip

  • "No tax on tips" is a deduction, not an exemption. Tips remain subject to payroll taxes — Social Security and Medicare — and must still be reported on a W-2 or 1099 to qualify.
  • It only applies to occupations where tipping is customary, and the taxpayer needs a Social Security number valid for work. It is not available to those filing married separately.
  • The mortgage interest deduction only helps if you itemize. With the standard deduction where it now sits, many households will not, which makes the $750,000 cap academic for them.

How this plays out

The dealer: $70,000 base, $50,000 in tips

If the tips are reported, the lender averages base and tip income and qualifies you on the full amount. On the tax side, up to $25,000 of those tips is deductible for federal income tax purposes, subject to the phase-out.

The outcome is the one that matters: you show the income you actually earn, and you pay less federal tax on it than you would have before.

The server who hasn't been reporting

$15 an hour plus $200 a night in tips, none of it declared. Not stuck — but there is cleanup.

Unreported tips cannot be used to qualify, because there is nothing to verify. You can amend prior returns to include the undeclared income, and you will very likely owe tax on those amendments, because the deduction is not retroactive.

The timing rule that catches people: you cannot amend returns while under contract on a home. The cleanup has to happen before you start shopping, not during escrow.

Lenders typically review your last two filed years, so this is a plan measured in months, not days.

The gig worker with five income streams

Rideshare, food delivery, freelance photography, event setup. All independent contractor work, all filed on a Schedule C, all counted together as self-employed income.

What determines the outcome here is bookkeeping. Track every income source, claim only legitimate expenses, report tips where received. The common trap for self-employed borrowers is expensing so aggressively that the return shows almost no income — which is great for April and fatal in underwriting.

Adding the car loan deduction

If the same buyer financed a new, US-assembled vehicle after the end of 2024, up to $10,000 of loan interest is deductible, lowering taxable income further.

The conditions are narrow and worth repeating: used vehicles do not qualify, the assembly location matters, and loans that predate 2025 are excluded.

For buyers relocating to Nevada

The SALT cap moving from $10,000 to $40,000 matters most while you are still in a high-tax state. Once you are in Nevada, there is no state income tax to deduct.

  • Start early. Two years of returns are what the lender reads. If yours need work, that is a timeline, not a task.
  • Talk to a CPA before amending anything. You will likely owe on amended returns, and you want that number in advance.
  • Report tips going forward. It is what converts your actual earnings into qualifying income.
  • Get a lender review before you shop. A soft credit pull and a look at your returns identifies problems while there is still time to fix them.
  • Do not start any of this under contract. Amendments during escrow are not an option.
