Overview
Setting
Small enough to know properly
Ridgebrook began development in 2001, on the approach to The Ridges. With four named detached-home neighborhoods rather than dozens of subdivisions, it is one of the few Summerlin villages a buyer can genuinely get to know in a weekend.
Twenty-five years on, it is an established resale market with mature landscaping, a settled street network and a village park at its centre. Goolsby Elementary sits inside the boundary.
The two names sit next to each other on a map and get used interchangeably, but they are different villages. Proximity to The Ridges does not make a Ridgebrook home part of that guard-gated village.
This matters on paper as well as in conversation: recorded map descriptions sometimes carry "The Ridges" inside a longer subdivision name even for Ridgebrook-area plats. The actual community and association are the better operational identifiers, and they are what we check before pricing a home.
What compact means for a buyer
A narrower search, not an easier one
Four neighborhoods make the search manageable. They do not make the homes interchangeable — the four subdivisions carry different plans and different lots.
- A recent comparable should match the floor plan and condition as closely as possible, rather than simply share the Ridgebrook label.
- Usable living area, lot configuration, condition and street location all vary meaningfully within the village.
- With fewer homes trading, a single poorly chosen comparable can skew a valuation considerably in either direction.
We price against the right comparable rather than the nearest one, which matters more in a village this size than in a large one.

Neighborhoods
The directory
Four neighborhoods, all detached
Ridgebrook's four named neighborhoods all supply detached homes. All now trade as resale, with mature landscaping and settled streets.

Builder attribution here comes from a specialist village guide. Where construction history matters to a decision — for a renovation, an addition or a warranty question — check it against the specific property's original records. We pull those for clients.
Recorded map descriptions in this area sometimes carry "The Ridges" inside a longer subdivision name, even for Ridgebrook plats. A listing or a title document showing that name does not place the home in The Ridges.
The actual community and association are the operational identifiers that matter, and they are the first things we confirm.
Comparing homes here
On a twenty-year-old home, condition is the variable
Homes in Ridgebrook date from the early 2000s, which means the major systems have either been replaced or are due. That is the single largest difference between two otherwise similar listings.
- HVAC units — original or replaced, and when.
- Water heater — age and type.
- Roof components — original or replaced, and what documentation exists.
- Pool equipment — age, condition and service history.
Ask for permits and invoices covering interior walls, electrical work, patio covers and pool additions. On a home of this age, documented work is worth considerably more than undocumented work — and undocumented structural changes can complicate a sale later.
Structure, roof, electrical, plumbing, HVAC, drainage and any pool equipment, with the scope matched to the home's age rather than to a new-build checklist.
We schedule independent inspections for clients as standard, and we read the permit history alongside them.

Goolsby Elementary sits inside the village. The middle and high schools are Fertitta and Durango — a reminder that a Summerlin address does not automatically mean Palo Verde.

| Elementary | Goolsby Elementary School | Inside Ridgebrook |
| Middle | Fertitta Middle School | Outside the master plan |
| High | Durango High School | Outside the master plan |
Documented at Ridgebrook Park, the village reference point. CCSD assigns schools by street address, so confirm the specific home at ccsd.net/zoning — or ask us and we will confirm it for you.
Goolsby Elementary being located in Ridgebrook is useful to know, and it says nothing about which middle or high school serves a particular home. Those are separate assignments, and here they run to campuses outside the master plan.
Worth confirming all three levels for any specific address.
Choice and charter options
West Career and Technical Academy is a program-based CCSD magnet drawing from across the valley, and Doral Academy Red Rock and the Discovery charter campus serve the wider northwest. Each runs its own application, lottery and transportation arrangements, which are worth starting early.
Private schools in the area include Adelson, Alexander Dawson, Bishop Gorman, Faith Lutheran Middle and High School, Faith Lutheran Academy, The Meadows, St. Elizabeth Ann Seton, Merryhill and Shenker Academy.

Campuses located in Summerlin
Summerlin contains thirteen public campuses, which is unusual for a master plan and part of why the community draws the buyers it does. Goolsby is one of them.
| Level | Campuses in Summerlin |
|---|---|
| Elementary | Lummis, Bryan, Bonner, Staton, Ober, Givens, Goolsby, Vassiliadis, Berkley |
| Middle | Becker, Rogich, Faiss |
| High | Palo Verde |
| Magnet | West Career and Technical Academy |
A campus inside Summerlin may serve homes across several villages, and addresses in parts of the community are assigned to campuses outside the master plan — Durango, Spring Valley and Sierra Vista all serve Summerlin homes.
If a student needs a specific program — special education, language support, advanced coursework, arts, athletics, counselling, before or after-school care, or transportation — ask the school about that program directly. That conversation tells you far more than any summary figure, and we are happy to point you to the right contact.
Parks and recreation
The village anchor
Ridgebrook Park
Ridgebrook Park is the village's local outdoor centre, and in a village this compact it serves most of the community within a short walk.
With both the park and Goolsby Elementary inside a small village, traffic near the school entrance and the park concentrates at predictable hours.
If you are considering a home on one of those streets, drive it at school arrival and dismissal rather than at midday. Some buyers like being that close; others would rather be two streets over. It is a ten-minute check that settles the question.
The wider Summerlin network
The Summerlin Council operates four community centers at Trails, Willows, Gardens and Vistas, with Council pools at three of them, under published resident eligibility and registration rules.
Summerlin's August 2026 developer release reports more than 300 parks and more than 200 miles of trails across the master plan. Those totals combine very different scales of facility, so for a specific activity check restrooms, shade, accessible paths, surface condition and parking.
A private neighborhood amenity, a public village park and a Summerlin Council facility represent three different sets of rights. Ask which ones a specific deeded property qualifies to use, and whether a tenant receives the same privileges as an owner.

Choosing a home
What separates two Ridgebrook listings
In a village of four neighborhoods, the differences that decide value are at the level of the individual home and the individual street.
- Usable living area rather than the headline square footage.
- Lot configuration — shape, orientation and what is actually usable.
- Condition — see the Neighborhoods tab for the systems checklist.
- Street location — proximity to the school and park, and what the home backs onto.
Establish whether a home backs to a road, a trail, a utility corridor or another use. Each has different implications for noise, privacy, access and future change, and they are not always obvious from a listing photograph taken from the front.
Get the actual assessment statement and any special-assessment balance for the specific property rather than applying an online estimate across the whole village. Figures vary between the four neighborhoods.
We pull these before clients write an offer.
Ownership costs
What you will pay beyond the mortgage
A useful budget separates mortgage principal and interest, property tax, insurance, master assessment, neighborhood assessment, special-assessment installments, utilities, landscaping, pool service and maintenance reserves.
Clark County applies a partial abatement that caps annual growth of a qualifying owner-occupied tax bill at 3 percent. That is a cap on increases, not a 3 percent tax rate.
Recorded ownership documents can reset owner-occupied status pending requalification, so a seller's current bill is not automatically the buyer's future bill. We confirm the status on the specific parcel.
Balances vary lot to lot and sit outside the normal property-tax bill. Obtain the parcel balance, installment schedule, interest terms and payoff quote from the responsible authority or the closing records, and ask whether the seller has paid theirs off.
Association documents to request
The current assessment statement, annual budget, reserve study, governing documents, rules, insurance summary, meeting information and any pending capital projects. For a resale, reconcile all of it against the official resale package.
Then resolve the rules that affect daily life: rental term limits and any leasing caps, guest parking, street parking, commercial vehicles, RV storage, pets, exterior colours, landscaping, solar placement, security cameras, patio covers, pools and short-term rentals.
Where we come in
A small village rewards the right comparable
Few homes trade in Ridgebrook in any given quarter, which makes valuation a matter of finding the right match rather than averaging the nearest few. A comparable that shares the label but not the floor plan or the condition will point you the wrong way.
We know the four neighborhoods, the plans and what has actually sold. Tell us what you are after and we will watch for it.
