Overview

Setting

Where Summerlin meets the beltway

South Square opened in 2003 according to the archived developer guide, in the Town Center Drive and southern beltway area. It contains business and retail uses alongside its housing.

Its newer housing can make the village seem considerably younger than its initial commercial development, which is worth knowing when you see a 2003 date attached to homes that look newer than that. The appeal here is access: employment, larger stores and the beltway, on top of the wider Summerlin amenity system.

Two neighborhoods, two completely different purchases

Stonegate is a general-market detached-home neighborhood. Trilogy in Summerlin is age-qualified attached housing with its own amenity and association structure.

They share a village and almost nothing else. Which one a property sits in decides the legal form, the occupancy rules, the amenities and the monthly obligations — so that is the first thing to establish on any listing here.

Trilogy in Summerlin is not Trilogy Sunstone

Trilogy Sunstone is a different community in another part of the valley.

The shared brand name means search results mix them constantly, and they are not comparable properties. Confirm which Trilogy a listing is describing before you drive anywhere.

Summerlin-wide resale figures across all thirty villages. A detached Stonegate home and an age-qualified Trilogy residence trade in separate markets, so a village-level figure describes neither. Ask us for comparables within the neighborhood.

Stonegate

KB Home

The general-market neighborhood

Stonegate is South Square's detached-home neighborhood, open to the general market with no age qualification.

For a buyer who wants a detached home with beltway and employment access, this is the straightforward option in the village — a conventional purchase with a conventional neighborhood association, rather than the separate structure Trilogy carries.

What to check on a Stonegate home

  • Special assessments — on a newer resale, confirm whether any remain outstanding.
  • Builder warranty — confirm whether it transfers, and what remains of its term.
  • Major systems — replacement or service history, with dates.
  • Drainage — how water moves across the lot and away from the structure.
  • Permitted modifications — and the association approvals that went with them.
Builder warranty transfer is worth asking about by name

On newer resale stock, some warranty coverage may still be live and some may transfer to a subsequent owner.

It is rarely mentioned in a listing and it is rarely asked about. We raise it as standard on any newer home, because the answer occasionally changes what a property is worth.

Trilogy

Shea Homes

Age-qualified attached housing

Trilogy in Summerlin is age-qualified attached housing with a different amenity and association structure from the rest of the village, including private facilities of its own.

Trilogy's facilities and age policy require their own documents

An age-qualified community restricts who may occupy a home under federal housing law that permits it for qualifying senior housing. It is a legal condition attached to the property.

Obtain the current age and occupancy policy, the rules covering the private facilities, and the association's own documents. These are separate from anything governing Stonegate, and the occupancy policy is the first question in any age-qualified purchase.

Compare the specific residence, not the brand

A building with an upper-level residence can function very differently from a ground-level attached home, despite both carrying the Trilogy name. Compare directly:

  • The specific home type — ground-level or upper-level, and what that means for access.
  • Number of stairs — inside the residence and on the approach to it.
  • Elevator configuration — where applicable, including maintenance history.
  • Garage — type, access and the route from it into the home.
  • Storage — often the first thing residents wish they had compared.
  • Exterior maintenance — what the association covers and what the owner does.
Read the four documents before comparing monthly dues

For an attached home, read the budget, the reserve study, the insurance coverage and the maintenance chart before comparing monthly dues with a detached house.

A Trilogy monthly figure and a Stonegate monthly figure cover entirely different things, so the numbers are not comparable until you know what each one buys. We read these documents for clients before an offer.

Schools

Clark County School District

Schools serving South Square

No blanket South Square assignment applies. With two neighborhoods in different positions, the exact Stonegate or Trilogy address is what determines the zone.

Send us the address and we will confirm the zone

CCSD assigns schools by street address. Use the lookup at ccsd.net/zoning, or send us the Stonegate or Trilogy address and we will confirm the current elementary, middle and high school assignment.

An age-qualified community still warrants an address check where school information forms part of a purchase or a family decision — for a visiting grandchild, a future resale, or simply to understand the area.

Summerlin contains thirteen public campuses. Palo Verde is the only high school campus inside the master plan, but southern Summerlin addresses are frequently assigned to Spring Valley, Durango or Sierra Vista depending on the boundary.

Choice, charter and private options

West Career and Technical Academy is a program-based CCSD magnet drawing from across the valley, and Doral Academy Red Rock and the Discovery charter campus serve the wider area. Each runs its own application, lottery and transportation arrangements.

Private schools in the area include Alexander Dawson at Rainbow Mountain, Adelson, Bishop Gorman, Faith Lutheran Middle and High School, Faith Lutheran Academy, The Meadows, St. Elizabeth Ann Seton, Merryhill and Shenker Academy. Each admits through its own process.

If a student needs a specific program — special education, language support, advanced coursework, arts, athletics, counselling, before or after-school care, or transportation — ask the school about that program directly. That conversation tells you far more than any summary figure, and we are happy to point you to the right contact.

Living beside commercial uses

Visit twice, at two different times

South Square's commercial surroundings are part of its appeal and part of what you should test. They can affect traffic, views and walking routes.

Visit during weekday commute hours as well as on a quiet weekend. The two visits will tell you different things, and a property that feels ideal on a Sunday morning can behave quite differently at eight on a Tuesday.

What to assess

  • Traffic — volume and routing past the property at peak hours.
  • Views — what the commercial surroundings actually put in front of the home.
  • Walking routes — whether the map distance to anything is a real walk.
  • Truck access — delivery routes serving the nearby retail and business uses.
  • Major entrances — where the commercial sites take their traffic in and out.
Ask what the vacant land is zoned for

In a village that mixes housing with business and retail, a view across undeveloped land is not a protected view.

Ask whether nearby vacant parcels are residential, commercial, office or another planned use before paying a premium for an outlook. We check this as a matter of course on any lot where the view forms part of the price.

On a newer resale

Confirm whether special assessments remain outstanding, and whether the builder warranty transfers. Both are specific to newer stock and both are easy to leave unasked.

Ownership costs

What you will pay beyond the mortgage

A useful budget separates mortgage principal and interest, property tax, insurance, master assessment, neighborhood or Trilogy association assessment, special-assessment installments, utilities, landscaping and maintenance reserves.

How Nevada's property-tax abatement works

Clark County applies a partial abatement that caps annual growth of a qualifying owner-occupied tax bill at 3 percent. That is a cap on increases, not a 3 percent tax rate.

Recorded ownership documents can reset owner-occupied status pending requalification, so a seller's current bill is not automatically the buyer's future bill. We confirm the status on the specific parcel.

SID and LID assessments are per-parcel

Balances vary lot to lot and sit outside the normal property-tax bill. Obtain the parcel balance, installment schedule, interest terms and payoff quote from the responsible authority or the closing records, and ask whether the seller has paid theirs off.

Association documents to request

The current assessment statement, annual budget, reserve study, governing documents, rules, insurance summary, meeting information and any pending capital projects. For Trilogy, add the age and occupancy policy and the rules covering its private facilities. For a resale, reconcile all of it against the official resale package.

Where we come in

One village, two unrelated markets

A Stonegate detached home and an age-qualified Trilogy residence have different legal forms, different occupancy rules, different amenities and monthly figures that cannot be compared without reading what each one covers. And a search for "Trilogy" will show you a community in a different part of the valley entirely.

We confirm which neighborhood, read the documents that apply to it, and compare within the right market.

Questions

South Square, answered

Where is South Square in Summerlin?
South Square opened in 2003 according to the archived developer guide and is associated with the Town Center Drive and southern beltway area. It contains both business and retail uses and housing.
What neighborhoods are in South Square?
Two principal residential neighborhoods: Stonegate by KB Home, a general-market detached-home neighborhood, and Trilogy in Summerlin by Shea Homes, which is age-qualified attached housing with a different amenity and association structure.
Is Trilogy in Summerlin the same as Trilogy Sunstone?
No. Trilogy Sunstone is a different community in another part of the valley. The shared brand name means search results mix them constantly, so confirm which Trilogy a listing is describing before you drive anywhere.
Is Trilogy in Summerlin age-restricted?
Trilogy in Summerlin is age-qualified attached housing. Obtain the current age and occupancy policy, the rules covering its private facilities, and the association's own documents — these are separate from anything governing Stonegate, and the occupancy policy is the first question in any age-qualified purchase.
What is Stonegate?
South Square's detached-home neighborhood, built by KB Home and open to the general market with no age qualification. It carries a conventional neighborhood association rather than the separate structure Trilogy has.
Why does South Square's housing look newer than 2003?
Its newer housing can make the village seem considerably younger than its initial commercial development. The 2003 date comes from the archived developer guide and describes the village opening rather than every home in it.
What should I compare between Trilogy residences?
The specific home type, number of stairs, elevator configuration if applicable, garage, storage and exterior maintenance. A building with an upper-level residence can function very differently from a ground-level attached home despite both carrying the Trilogy name.
Can I compare Trilogy dues with a Stonegate home?
Not directly. For an attached home, read the budget, reserve study, insurance coverage and maintenance chart before comparing monthly dues with a detached house. The two figures cover entirely different things.
What schools serve South Square?
No blanket South Square assignment applies — query the exact Stonegate or Trilogy address with CCSD at ccsd.net/zoning, or send it to us and we will confirm it. An age-qualified community still warrants an address check where school information forms part of a purchase or family decision.
How do the commercial surroundings affect living here?
They can affect traffic, views and walking routes. Visit during weekday commute hours as well as on a quiet weekend, and check truck access and the location of major entrances to the nearby retail and business uses.
Is a view across open land here protected?
Not necessarily. Ask whether nearby vacant parcels are residential, commercial, office or another planned use before paying a premium for an outlook. In a village that mixes housing with business and retail, that question matters more than usual.
What should I check on a newer resale here?
Confirm whether special assessments remain outstanding, and whether the builder warranty transfers and what remains of its term. Both are specific to newer stock and both are easy to leave unasked.
