Overview
Setting
A village built against the edge of the desert
Stonebridge opened on July 8, 2017, near the western limit of the master plan. Its Prairie Highland design theme sets the streetscape and architectural vocabulary that runs through every neighborhood inside it.
What the position actually means
Being on Summerlin's western edge is the single fact that shapes most of what buyers notice here — the elevation, the proximity to Red Rock Canyon, and a commute that runs east rather than in every direction.
That cuts both ways, and the honest version matters more than the brochure version:
- Legal trail access runs through designated entry points, so the nearest trailhead to a street is worth identifying before choosing between lots.
- Foothill lots catch wind and afternoon sun differently from one street to the next.
- An open view today is not a permanent land-use guarantee. A nearby undeveloped parcel can become a park, a school, commercial use or more housing under the applicable approvals.
Heritage at Stonebridge is an age-qualified neighborhood inside this village, not a separate village of its own. Listings and search portals sometimes treat it as one. If you are comparing homes across Summerlin, make sure you know which of the two you are actually looking at — the governing documents, the amenity rights and the occupancy rules are not the same.
Chronology
How the village filled in
- July 8, 2017 Stonebridge opens as Summerlin's eighth-newest village, on the master plan's far-western edge.
- 2017–2024 Neighborhoods release in sequence under KB Home, Lennar, Pardee, Pulte and Toll Brothers, among others. Heritage opens as the age-qualified community within the village.
- November 2026 No builder is documented as actively selling new homes in Stonebridge. The village trades as a resale market, with occasional recently-built inventory homes.
A recently built resale comes with a finished yard, mature neighbours and a seller rather than a sales office — a different negotiating position from a build-to-order release, and often a faster timeline.
If new construction is what you want, Summerlin's active villages are where to look. We show clients both side by side.

Neighborhoods
The directory
Twelve neighborhoods
Stonebridge's marketed directory carries twelve names. Older master-plan descriptions refer to eleven planned neighborhoods — collection renaming and development changes account for the difference. The recorded subdivision and the actual association are what identify a property, not the name in a listing headline.
- Bixby Creek
- Bristle Vale
- Caledonia
- Foxtail
- Graycliff
- Heritage at Stonebridge
- Sandalwood
- Scots Pine
- Shadow Point
- Skye Knoll
- Starling
- Westcott
| Neighborhood | Original builder | What the record shows |
|---|---|---|
| Bixby Creek | Not separately documented | Detached homes |
| Bristle Vale | KB Home | Named in KB development coverage |
| Caledonia | Not separately documented | Detached homes |
| Foxtail | Not separately documented | Detached homes |
| Graycliff | Not separately documented | Detached homes |
| Heritage at Stonebridge | Lennar | Age-qualified; collections include Cromwell; its own amenity structure |
| Sandalwood | Pardee Homes | Attributed in development coverage |
| Scots Pine | Not separately documented | Detached homes |
| Shadow Point | Toll Brothers | Visible behind Doral Academy Red Rock |
| Skye Knoll | Not separately documented | Detached homes |
| Starling | Pulte Homes | Named in Pulte development coverage |
| Westcott | Not separately documented | Gated, with its own entrance |
Builder names describe each neighborhood's product history. They do not establish that the builder is still selling there in November 2026 — none are documented as doing so. Historical names such as Pardee also appear on older signage and in resale remarks long after a community sells out.
Gates and private streets
What a gate adds to the cost sheet
Several Stonebridge neighborhoods sit behind their own gates, Westcott among them. A gate usually means a second association layer on top of the Summerlin master assessment — and often private roads, which the neighborhood maintains rather than the city or county.
Before you fall for a street, get answers on:
- Who maintains the private roads, and what the reserve study says about resurfacing.
- Guest parking and street parking rules, which are usually tighter behind a gate.
- Whether there is a separate cost center for the gate mechanism and its upkeep.
- Rental term limits and any leasing caps, which vary neighborhood to neighborhood.
Do not carry another village's rules across. They are not uniform, and the differences show up in the monthly payment.
Schools
Clark County School District
Schools serving Stonebridge
Stonebridge sits in the Palo Verde High School feeder area, with Vassiliadis Elementary and Sig Rogich Middle School serving the village.
| Level | School | Notes |
|---|---|---|
| Elementary | Vassiliadis Elementary School | Serves the Stonebridge Park area |
| Middle | Sig Rogich Middle School | Serves the Stonebridge Park area |
| High | Palo Verde High School | Serves the village |
CCSD assigns schools by street address, so confirm the specific home at ccsd.net/zoning — or ask us and we will confirm it for you.
Choice and charter options
Doral Academy Red Rock is a charter campus close to the village, and the Discovery charter campus also serves the northwest. West Career and Technical Academy is a program-based CCSD magnet. Each runs its own application, lottery and transportation arrangements, which are worth starting early.
Private schools in the area include Adelson, Alexander Dawson, Bishop Gorman, Faith Lutheran Middle and High School, Faith Lutheran Academy, The Meadows, St. Elizabeth Ann Seton, Merryhill and Shenker Academy.
Charter and choice
Doral Academy Red Rock is nearby. That is all proximity establishes.
Doral Academy Red Rock is a charter campus in the area, and it is visible from much of Stonebridge — the aerial here shows it with Westcott in the foreground and Shadow Point behind.
Charter proximity does not establish priority and does not guarantee a seat. Check the current school name, grade span, campus, lottery and application rules, waitlist and transportation arrangements directly with the school. The same applies to the Discovery charter campus.
West Career and Technical Academy is a program-based CCSD option, and a nearby residence does not guarantee a place there either. Applications run through CCSD School Choice, and Open Enrollment is a separate process again. A school-choice acceptance and a school registration are two different steps.
Campuses inside Summerlin, and why that is a separate question
The developer's school directory identifies nine public elementary campuses inside the master plan — Lummis, Bryan, Bonner, Staton, Ober, Givens, Goolsby, Vassiliadis and Berkley — along with Becker, Rogich and Faiss at middle level, Palo Verde at high-school level, and West Career and Technical Academy.
Campus location and school assignment answer different questions. A school inside a village may serve homes in several other villages, and a student living in Summerlin may be zoned to a campus outside it. When a listing map shows nearby schools, check whether it labels them assigned, nearby, private or choice-based. Those are four different things.
Private schools in the area
Names worth researching include Adelson, Alexander Dawson, Bishop Gorman, Faith Lutheran Middle and High School, Faith Lutheran Academy, The Meadows, St. Elizabeth Ann Seton, Merryhill and Shenker Academy. Age ranges, programs, tuition, financial aid, openings and admissions requirements all differ. A directory entry identifies location, not an endorsement or an admission promise.
If a student needs a specific program — special education, language support, advanced coursework, arts, athletics, counselling, before or after-school care, or transportation — ask the school about that program directly. That conversation tells you far more than any summary figure, and we are happy to point you to the right contact.
Age restrictions do not eliminate school-tax obligations and do not place a home in a different school district. If school eligibility matters to the household or to future resale value, obtain a separate CCSD result for the Heritage address too.
Amenities
Parks and trails
What is actually within reach
Stonebridge Park supplies the village's local courts, play areas and gathering space. The village also connects to the wider Summerlin trail system, with Paseos Park and Fox Hill recreation nearby.

Summerlin's August 2026 developer release reports more than 300 parks and more than 200 miles of trails across the master plan. Those totals combine very different scales of amenity — they do not mean every park has restrooms, sports courts, shade or public parking.
For organised sports, ask about reservations and league registration. For a casual outing, check restrooms, shade, accessible paths, surface condition and parking. A splash pad can be seasonal, and a trail connection drawn on a plan may not be open during construction.
The desert edge
Red Rock Canyon, accurately described
Stonebridge's western position puts Red Rock Canyon National Conservation Area genuinely close. It is worth understanding how access actually works before it becomes part of why you buy.
- The BLM identifies a 13-mile one-way Scenic Drive through the conservation area.
- Timed entry is required for vehicle entry during the published October 1 – May 31 season, between 8 a.m. and 5 p.m.
- An entry fee or pass and a reservation are separate considerations from each other.
- The Scenic Drive fee area is not the same as every Red Rock trail or overlook. The BLM distinguishes Red Spring and the SR 159 overlook from the reserved drive, and parking, hours and access vary.
Backing onto conservation land gives you the view and the quiet. Legal trail access runs through designated entry points, so the nearest trailhead, its parking and the route to the visitor center can sit some distance from the straight-line measurement on a map.
Worth identifying which entry serves a particular street before choosing between two lots.
Community facilities
Four community centers, three pools, and several kinds of access
The Summerlin Council operates four community centers — Trails, Willows, Gardens and Vistas. Trails, Willows and Vistas have Council pools. Classes, camps, facility rentals and resident programs run under published eligibility and registration rules, so verify resident ID requirements, guest policies, opening seasons and fees.
| Facility type | Who operates it | What access depends on |
|---|---|---|
| Council community center or pool | Summerlin Council | Resident eligibility, ID requirements, registration |
| Public village park | Local jurisdiction | Generally open; facilities vary by site |
| Private neighborhood amenity | Neighborhood association | Deeded property qualification; tenant rights may differ |
| Private club | Club operator | Membership terms, separate from any HOA |
A private clubhouse, a public park and a Council pool represent three different sets of rights. Ask which facilities the deeded property actually qualifies to use — and whether a tenant receives the same privileges as an owner.
Both come up constantly from buyers moving here. For swimming, the useful distinction is between recreational pools, lap swimming, lessons and year-round indoor facilities. For pickleball, between free casual access, scheduled play, reserved courts and private club use.
Summerlin counted 14 active courts with four more planned in August 2026. We can tell you which ones a given address can actually use.
Buying here
Jurisdiction and association
Who governs the home you are buying
Summerlin is a master planned community, not a separately incorporated city. Parts lie within the City of Las Vegas and parts in unincorporated Clark County. A Las Vegas mailing address does not settle which — use the county parcel map and planning information for the specific property.
Jurisdiction affects planning and government services. It does not divide the community into different public school districts, since CCSD serves the whole area.
The association layers
Summerlink identifies four master community associations — Summerlin North, South, West and Centre — with the Summerlin Council operating the major recreation facilities. Subdivisions may carry an additional association or cost center on top, particularly where gates, private roads, pools or attached buildings are involved. Confirm which master association applies to the specific parcel rather than assuming it from the village's position on a map.
The current assessment statement, annual budget, reserve study, governing documents, rules, insurance summary, meeting information, pending capital projects and any special assessments. For a resale, reconcile all of it against the official resale package.
Then resolve the rules that actually affect daily life: rental term limits, leasing caps, guest parking, street parking, commercial vehicles, RV storage, pets, exterior colors, landscaping, solar placement, security cameras, holiday decorations, patio covers, pools and short-term rentals.
Total cost
The number that is not the list price
A useful budget separates mortgage principal and interest, property tax, insurance, master assessment, neighborhood assessment, special-assessment installments, utilities, landscaping, pool service, club membership and maintenance reserves. Several of those are village and neighborhood specific.
Resale
What you are really buying
A resale may come with a finished yard and a pool already in — real value that a new build does not include. Its systems may also need replacement sooner. Inspect structure, roof, electrical, plumbing, HVAC, drainage, pool and any specialised systems.
New construction
What the base price leaves out
Base prices often omit lot premiums, structural upgrades, design selections, landscaping, window coverings, appliances and closing costs. Ask for a written all-in estimate for the exact home. A new home still needs independent inspection.
Clark County applies a partial abatement that caps annual growth of a qualifying owner-occupied tax bill at 3 percent. That is a cap on increases, not a 3 percent tax rate.
Recorded ownership documents can reset owner-occupied status pending requalification, so a seller's current bill is not automatically the buyer's future bill. We confirm the status on the specific parcel.
Balances vary lot to lot within the same neighborhood, and they sit outside the normal property-tax bill. The parcel balance, installment schedule, interest terms and payoff quote all come from the responsible authority or the closing records.
We pull these before clients write an offer.
Stonebridge specifics
What to check in this village in particular
If the home is in Heritage
- Compare the age-qualified and private-amenity structure against a general-market neighborhood before deciding which you want.
- Check the governing age policy itself rather than assuming a universal guest or occupancy rule.
- Confirm the school-tax position and run a CCSD result if resale matters to you.
If the lot is on the foothills
- Visit in windy conditions. The western edge catches weather the valley floor does not.
- Evaluate slope and afternoon shade on the actual lot, at the time of day you would be using it.
- Examine what could still be built on neighboring parcels, and at what approval stage it sits.
- Elevated land does not eliminate drainage concerns. Runoff, retaining walls and site grading all need inspection.
Heat, sun and water
Assess the actual home orientation and building design. West-facing glass, unshaded paving and an exposed rear patio can matter more to daily comfort than any broad claim about elevation. Ask for available utility history, equipment age, insulation information, window specifications and solar documents.
SNWA's current conservation guidance includes seasonal watering restrictions and restrictions on new irrigated turf. Its nonfunctional-turf rule beginning in 2027 concerns specified non-single-family properties and common or commercial areas — it should not be summarised as a requirement to remove every existing single-family lawn. Verify the applicable property category and the water-provider rules.
Where we come in
We negotiate this for a living
Everything on this page is the homework. The part that actually moves the number is what happens after you pick a home — reading the association documents before you are committed, pricing the neighborhood honestly against the master-plan median, and negotiating terms that are not on the advertised sheet.
That holds whether you are looking at a resale in Stonebridge or a build-to-order release in one of Summerlin's active villages. Representation costs a new-home buyer nothing extra at the builder's table, and it changes what you walk away with.
