Overview
Setting
The village around the urban center
Summerlin Centre began development in 1997 and contains a broad mix of housing alongside substantial nonresidential uses. Downtown Summerlin is the urban activity center associated with this wider area.
It is the most varied village in the master plan by product type. Lofts, townhomes, villas, condominiums and detached homes all sit within the boundary, and marketing sometimes distinguishes Centre East from Centre West. That range, plus walkable proximity to Downtown, is the whole proposition here.
Downtown Summerlin is the urban activity center associated with this wider area. It is not a replacement name for every residential subdivision near it.
Listings regularly describe a home as being in Downtown Summerlin when the property is actually in one of the Centre neighborhoods below — different association, different assessments. We confirm the recorded subdivision on every property.

Two active new-home opportunities
Summerlin Centre is one of the few established villages where new construction is still available — and where it opens at the lowest entry price in the master plan.

The Loughton by Toll Brothers
A gated community of contemporary two-level detached condominiums — an unusual structure that gives you the maintenance arrangement of a condominium without a shared wall. Garages are one to two cars, attached or detached depending on the plan.
| Plan | Beds / baths | Size from | Price from |
|---|---|---|---|
| Fitzroy | 1 bed, 1 bath | 1,003 sq ft | $449,995 |
| Liten | 1–2 beds, 1–2 baths | 1,155 sq ft | $509,995 |
| Rafferty | 2 beds, 2.5 baths | 1,370 sq ft | $543,995 |
Decorated models are open for the Fitzroy and Liten plans, with in-person tours available for all three. Quick move-in homes have recently been listed in the $450,000 to $600,000 range.
Community amenities include a gated entry, outdoor pool, putting green, outdoor barbecue, fire pit, common space and a park, with walkable access to the trail network, golf and sports courts and to Downtown Summerlin shopping and dining.
Thrive by Edward Homes
Townhomes of 1,668 to 1,835 square feet starting in the mid-$500,000s, located near Sagemont Park and minutes from Downtown Summerlin. Thrive has reached final inventory, which means the remaining homes are the last of the neighborhood.
A builder closing out a neighborhood is in a different position from one opening it. The remaining homes are finished or nearly finished, the sales office has a date to close, and the standing incentive structure is often more flexible than the published price suggests.
This is the part of new-home buying where representation earns its keep. We negotiate for new-home buyers regularly and we know what these builders have actually been doing at close-out.
The agent at a builder's sales office works for the builder. Bringing your own representation costs you nothing and has to be in place at your first registration — most builders will not allow an agent to be added later.

Neighborhoods
The directory
Twenty residential neighborhoods
Ownership neighborhoods within Summerlin Centre. The two marked are the active new-home communities.
Enclave — verify the exact address, because the same name also occurs in discussions of luxury communities elsewhere in the valley.
Reverence — an older directory places a Reverence entry among Centre neighborhoods. Reverence is its own village and we treat it as one.
Constellation, Tanager and Tanager Echo — urban rental communities associated with Downtown, not ownership neighborhoods in this list.
Centre East and Centre West
Marketing may distinguish Centre East from Centre West. These are orientation terms rather than separate associations, so use the recorded subdivision and the association documents to establish which obligations apply to a property.
Schools
Clark County School District
Schools serving Summerlin Centre
Summerlin Centre spans two documented elementary contexts. Both share Rogich Middle and Palo Verde High, but the elementary assignment differs depending on where in the village the home sits.
| Reference point | Elementary | Middle | High |
|---|---|---|---|
| Centre Community Park | Ober | Rogich | Palo Verde |
| Downtown Festival Plaza | Goolsby | Rogich | Palo Verde |
Documented at two reference points within the village. CCSD assigns by street address, so confirm the specific home at ccsd.net/zoning — or send us the address and we will confirm it.
Public attendance boundaries vary between Centre reference points: the Centre Community Park context runs to Ober, the Downtown Festival Plaza context to Goolsby.
Both are campuses inside Summerlin and both feed Rogich and Palo Verde, but if the elementary school matters, confirm it on the exact address before you write an offer.
Magnet and private options
West Career and Technical Academy is a CCSD magnet and career academy. It is not a school automatically assigned by buying a nearby home — admission runs through its own application process.
Faith Lutheran Middle School and High School are private, as are Alexander Dawson at Rainbow Mountain, Adelson, Bishop Gorman, Faith Lutheran Academy, The Meadows, St. Elizabeth Ann Seton, Merryhill and Shenker Academy. Doral Academy Red Rock and the Discovery charter campus serve the wider area and each runs its own application, lottery and transportation arrangements.
Inside the master plan
Campuses located in Summerlin
| Level | Campuses in Summerlin |
|---|---|
| Elementary | Lummis, Bryan, Bonner, Staton, Ober, Givens, Goolsby, Vassiliadis, Berkley |
| Middle | Becker, Rogich, Faiss |
| High | Palo Verde |
| Magnet | West Career and Technical Academy |
Summerlin contains thirteen public campuses, which is unusual for a master plan. A campus inside Summerlin may serve homes across several villages, and a Summerlin address may be assigned to a campus outside it.
If a student needs a specific program — special education, language support, advanced coursework, arts, athletics, counselling, before or after-school care, or transportation — ask the school about that program directly. That conversation tells you far more than any summary figure, and we are happy to point you to the right contact.
Buying here
Living next to an urban center
What to check that you wouldn't check elsewhere
Proximity to Downtown Summerlin is the reason most buyers look here, and it brings a set of considerations the outer villages don't have.
- Walking access, actually walked — compare the marketing claim with the real streets, crossings and gates between the home and Downtown.
- Event traffic — near the ballpark and the arena, on event days.
- Commercial noise — from nearby nonresidential uses, at the hours they operate.
- Nearby infill and commercial parcels — what is approved for the vacant land you can see from the property.
Near an urban center, a view across an undeveloped parcel is a different proposition from a view across protected conservation land. One can be built on; the other cannot.
Ask what the adjacent parcels are zoned and entitled for before paying a premium for an outlook. We check this as a matter of course on any lot where the view is part of the price.
For condominiums and townhomes
- Maintenance responsibilities — the chart showing who pays for what.
- Insurance — what the association carries and what the owner must.
- Elevator access — where applicable, including maintenance history.
- Parking — assigned spaces, guest parking and restrictions.
- Reserves — the reserve study and current funding level.
For a detached home in an older subdivision
Compare the condition of the roof and major systems against the appeal of the location. A 1997-era home close to Downtown can be an excellent buy or an expensive one depending entirely on what has been replaced and when.
Ownership costs
What you will pay beyond the mortgage
A useful budget separates mortgage principal and interest, property tax, insurance, master assessment, neighborhood or condominium assessment, special-assessment installments, utilities, landscaping and maintenance reserves.
Clark County applies a partial abatement that caps annual growth of a qualifying owner-occupied tax bill at 3 percent. That is a cap on increases, not a 3 percent tax rate.
Recorded ownership documents can reset owner-occupied status pending requalification, so a seller's current bill is not automatically the buyer's future bill. On a new home there is no prior owner-occupied bill at all, so budget from the assessed value rather than from a listing estimate.
Balances vary lot to lot and sit outside the normal property-tax bill. Obtain the parcel balance, installment schedule, interest terms and payoff quote from the responsible authority or the closing records. On a new home, ask the builder directly whether a balance will transfer to you.
Where we come in
We represent new-home buyers, and this is where the deals are
Summerlin Centre has the lowest new-home entry price in the master plan and a neighborhood at final inventory. Both of those are negotiating positions, and neither is visible from the published price sheet.
Bring us in before your first sales-office visit — representation costs you nothing and has to be in place at registration.
