Overview
Setting
Golf, resort and office, in one village
The Canyons began development in 1995 and is strongly associated with TPC Las Vegas and the nearby resort and office uses.
The housing mix runs from custom and gated enclaves to several condominium communities — a wider spread than the village label suggests. Access arrangements vary neighborhood by neighborhood, and so do the obligations attached to a home.
TPC Las Vegas is the course associated with The Canyons. TPC Summerlin is a different course, in The Hills South.
The names are close enough that listings and search results confuse them regularly. If a course is part of why you are looking at a property, confirm which one the home actually faces.
Access differs by neighborhood. Some are guard-gated, some are gated without staffing, and some are open streets.
Confirm the arrangement for the specific neighborhood rather than assuming the village label carries a gate. It changes both the assessment and the daily experience.

Mira Villa by Toll Brothers
An older village can still contain a limited new-home opportunity. Mira Villa has remained in the developer's final-inventory notices, and the remaining homes are the last of the community.

Community amenities include a gated entry, clubhouse, pool, spas, park areas, an outdoor fireplace, barbecues, trails and private garage parking.
Most of the master plan is detached housing. A single-level condominium with elevator access and a private garage serves a different need entirely — and there is very little of it.
That scarcity is worth weighing in both directions: it supports the price, and it also means a smaller resale pool. We will talk you through both sides honestly.
The agent at a builder's sales office works for the builder. Bringing your own representation costs you nothing and has to be in place at your first registration — most builders will not allow an agent to be added later.
At final inventory, where the builder has a date to close out, that representation is worth more than at any other point in a community's life.
Neighborhoods
The directory
Fourteen neighborhoods
The four marked are condominium communities, which need a different document review from the detached and custom neighborhoods.
Canyon Crest — the same naming conflict noted in The Arbors. One directory places it here, another in The Arbors. The actual parcel and the governing association settle it.
Star Canyon — appears in one expanded directory. Identify the actual recorded subdivision when using that name.
We confirm the recorded subdivision and governing association on any property where the name is ambiguous.
Clark County School District
Schools serving The Canyons
No whole-village elementary assignment should be inferred from location here. The Cottonwood Canyon reference point nearby returns Bonner Elementary with Rogich Middle and Palo Verde High, which is useful orientation but cannot establish every Canyons subdivision's zone.
CCSD assigns schools by street address. Use the lookup at ccsd.net/zoning, or send us the address and we will confirm the current elementary, middle and high school assignment.
| Level | Campuses in Summerlin |
|---|---|
| Elementary | Lummis, Bryan, Bonner, Staton, Ober, Givens, Goolsby, Vassiliadis, Berkley |
| Middle | Becker, Rogich, Faiss |
| High | Palo Verde |
| Magnet | West Career and Technical Academy |
Summerlin contains thirteen public campuses. A campus inside Summerlin may serve homes across several villages, and a Summerlin address may be assigned to a campus outside it.
West Career and Technical Academy is a program-based CCSD magnet drawing from across the valley, and Doral Academy Red Rock and the Discovery charter campus serve the wider area. Private schools in the area include Alexander Dawson at Rainbow Mountain, Adelson, Bishop Gorman, Faith Lutheran Middle and High School, Faith Lutheran Academy, The Meadows, St. Elizabeth Ann Seton, Merryhill and Shenker Academy. Each admits through its own process.
Golf & resort
What is actually included
Three separate arrangements
The golf course, the resort facilities and your home are governed by three different sets of terms. None of them comes with the others.
| Facility | What it is | Access |
|---|---|---|
| TPC Las Vegas | The course associated with The Canyons | Under its operator's terms |
| JW Marriott | Resort with dining and spa facilities | Commercial amenities with separate charges |
| Cottonwood Canyon | A nearby outdoor connection | Open space |
Confirm current terms with each operator. Neither the course nor the resort forms part of what a home purchase conveys.
Owning a home that faces the course does not establish access to private areas of a resort or club. The view and the membership are separate things.
For any resort-related benefit mentioned in a listing, obtain the current written agreement rather than relying on historical promotional language. Arrangements that existed when a community was built are not necessarily in force now — we check this before you are committed.
If you are considering a course-facing lot
Compare course frontage with interior locations directly, at the hours that will affect you:
- Golfer exposure — how close play comes, and sightlines into the yard.
- Cart routes — traffic and conversation past the property.
- Maintenance — mowing and blowers start before most people are up.
- Privacy — which is often better on an interior lot than on frontage.

Custom homes and condominiums need different reviews
For a custom home
Investigate both the original construction and any later remodeling. On a custom property the two are often done by different parties to different standards, and the paperwork is where that shows up. Confirm permits and association approvals for all significant work.
For a condominium
- Building insurance — what the association carries and what the owner must.
- Elevators — condition, maintenance history and planned work.
- Garages and storage — what is assigned, and what is common.
- Balconies — often the single biggest capital item in a mid-rise.
- Reserves — the reserve study and the current funding level.
- Planned repairs — anything scheduled that could generate an assessment.
Confirm whether a listed veranda is a unit component or a limited common element, and who maintains it.
This one line in the governing documents decides who pays when it needs work, and buyers almost never check it. We do.
Ownership costs
What you will pay beyond the mortgage
A useful budget separates mortgage principal and interest, property tax, insurance, master assessment, neighborhood or condominium assessment, any gate assessment, golf or club costs if applicable, special-assessment installments, utilities, landscaping and maintenance reserves.
Clark County applies a partial abatement that caps annual growth of a qualifying owner-occupied tax bill at 3 percent. That is a cap on increases, not a 3 percent tax rate.
Recorded ownership documents can reset owner-occupied status pending requalification, so a seller's current bill is not automatically the buyer's future bill. We confirm the status on the specific parcel.
Balances vary lot to lot and sit outside the normal property-tax bill. Obtain the parcel balance, installment schedule, interest terms and payoff quote from the responsible authority or the closing records, and ask whether the seller has paid theirs off.
Where we come in
Golf, gates and resort language all need checking here
The Canyons is the village where listing language does the most work: a course name that is easy to confuse, gates that exist in some neighborhoods and not others, and resort benefits that may or may not still be in force.
We confirm the recorded subdivision, the actual access arrangement and any written agreement behind a claimed benefit — and we represent new-home buyers at Mira Villa.
