Overview

Setting

Where Summerlin works as well as lives

The Crossing began development in 1994 and combines residential neighborhoods with major medical and employment uses, including Summerlin Hospital.

That mix gives it a different daily rhythm from an exclusively residential foothill area — more activity through the day, more traffic at shift changes, and services genuinely close at hand. For some buyers that is the whole appeal; for others it is the reason to look elsewhere. Either way it is worth experiencing before deciding.

Proximity to the hospital is location information

Living near Summerlin Hospital tells you about convenience and about the character of the area. It is not a statement that a particular specialist, insurance plan or service is available there.

If a specific medical need is part of why you are looking here, confirm that directly with the provider rather than inferring it from the address.

Neighborhoods

The directory

Thirteen neighborhoods

All established resale. The four marked are attached housing, which should be evaluated under its own association structure rather than against the detached neighborhoods.

Aspen Glen Crimson Ridge Discovery Hills Discovery Pointe Highland Hills Pacific Crest Condos Red Bluffs Condos San Marino Sunset Mesa Townhomes Sycamore Ridge Vintage Townhomes West Hills Westridge
Two directory notes

Discovery Pointe — retained here even though some inventories omit it. If you encounter the name, confirm the recorded subdivision.

Sunset Mesa — also appears in broad discussions of The Arbors. It is listed primarily here, under The Crossing. Similar names do not establish common management.

Attached and detached are separate evaluations

Attached homes and detached neighborhoods should be assessed under their own association structures. The documents that decide a good townhome or condominium purchase have no equivalent on a detached home, and the monthly figures are not comparable without knowing what each one covers.

Schools

Schools serving The Crossing

Bonner Elementary is physically located in the village, and the Crossing Park reference point documents it alongside Rogich Middle and Palo Verde High.

All three campuses are inside Summerlin

Bonner sits in The Crossing itself, and Rogich and Palo Verde are both Summerlin campuses. That is a reasonably compact arrangement by Summerlin standards.

Campus location and school assignment still answer different questions, so confirm the zone on the exact address if a particular school matters.

Choice and charter options

West Career and Technical Academy is a program-based CCSD magnet drawing from across the valley, and Doral Academy Red Rock and the Discovery charter campus serve the wider area. Each runs its own application, lottery and transportation arrangements.

Private schools in the area include Alexander Dawson at Rainbow Mountain, Adelson, Bishop Gorman, Faith Lutheran Middle and High School, Faith Lutheran Academy, The Meadows, St. Elizabeth Ann Seton, Merryhill and Shenker Academy. Each admits through its own process.

Summerlin contains thirteen public campuses, which is unusual for a master plan. A campus inside Summerlin may serve homes across several villages, and a Summerlin address may be assigned to a campus outside it.

If a student needs a specific program — special education, language support, advanced coursework, arts, athletics, counselling, before or after-school care, or transportation — ask the school about that program directly. That conversation tells you far more than any summary figure, and we are happy to point you to the right contact.

Near the hospital

The thing nobody tells you to check

Visit at shift change

If a property is close to the medical or business centers, visit near hospital shift changes and during normal weekday activity. This is the single most useful thing you can do before making an offer in The Crossing.

A hospital generates concentrated traffic at predictable hours, and a street that is calm on a Sunday afternoon can behave entirely differently at seven in the morning. The question is not whether that is good or bad — it is whether it suits you, and you can only answer that by being there.

What to assess while you are there

  • Traffic — volume and routing past the property at peak hours.
  • Noise — including what carries from the arterial roads.
  • Entrance convenience — how easy it actually is to get in and out of the neighborhood at those times.
Close by is not the same as walkable

Proximity to services can genuinely reduce certain trips. But walls and arterial crossings may still make walking inconvenient, even when the map distance is short.

Walk the actual route from a specific home to the places you would want to reach on foot. It is the quickest way to find out whether the convenience is real for that address.

The upside, stated plainly

For people who work at the hospital or the nearby business centers, or who want services genuinely close at hand, this village offers something the foothill villages cannot. Short commutes are worth real money over years, and the daily activity that comes with an employment centre also means the area is not deserted during the working day.

Buying here

By product type

What to check, depending on what you are buying

For a condominium or townhome

  • Reserve study — the most informative document in an attached-housing purchase.
  • Exterior maintenance — what the association covers and what you do.
  • Shared plumbing risks — how losses are handled when the source is in another unit.
  • Parking — assigned spaces, guest parking and restrictions.
  • Rental rules — whether leasing is permitted, and on what terms.

For a detached home

  • Roof replacement history — with dates, including underlayment.
  • Major-system replacement history — HVAC, water heater, windows.
  • Additions — and whether they were permitted and approved.
A renovation is not an answer to the structural questions

A seller's renovation can materially change a home's condition and is worth paying for. But cosmetic improvements do not answer roof, HVAC, drainage or electrical questions.

On a village dating from 1994, those four items account for most of the expensive surprises. We schedule independent inspections as standard and read the permit history alongside them.

Compare within the subdivision, not across the village

The Crossing holds condominiums, townhomes and detached homes under one label. A village-wide median applied to a specific home will not tell you what it is worth.

Compare recent sales within the subdivision, or within a closely comparable product. We pull comparables at that level as a matter of course.

Ownership costs

What you will pay beyond the mortgage

A useful budget separates mortgage principal and interest, property tax, insurance, master assessment, neighborhood or condominium assessment, special-assessment installments, utilities, landscaping, pool service and maintenance reserves.

How Nevada's property-tax abatement works

Clark County applies a partial abatement that caps annual growth of a qualifying owner-occupied tax bill at 3 percent. That is a cap on increases, not a 3 percent tax rate.

Recorded ownership documents can reset owner-occupied status pending requalification, so a seller's current bill is not automatically the buyer's future bill. We confirm the status on the specific parcel.

SID and LID assessments are per-parcel

Balances vary lot to lot and sit outside the normal property-tax bill. Obtain the parcel balance, installment schedule, interest terms and payoff quote from the responsible authority or the closing records, and ask whether the seller has paid theirs off.

Association documents to request

The current assessment statement, annual budget, reserve study, governing documents, rules, insurance summary, meeting information and any pending capital projects. For a resale, reconcile all of it against the official resale package.

Where we come in

This village rewards being there at the right hour

The Crossing's position next to the hospital and the business centers is either exactly what you want or exactly what you don't, and no listing photograph will settle it. The same goes for whether a short map distance is actually walkable from a particular street.

We will meet you at a property at the hours that matter, and pull comparables at the subdivision level rather than the village level.

Questions

The Crossing, answered

Where is The Crossing in Summerlin?
The Crossing began development in 1994 and combines residential neighborhoods with major medical and employment uses, including Summerlin Hospital. That mix gives it a different daily rhythm from an exclusively residential foothill area.
What neighborhoods are in The Crossing?
Thirteen: Aspen Glen, Crimson Ridge, Discovery Hills, Discovery Pointe, Highland Hills, Pacific Crest Condos, Red Bluffs Condos, San Marino, Sunset Mesa Townhomes, Sycamore Ridge, Vintage Townhomes, West Hills and Westridge. Discovery Pointe is retained here even though some inventories omit it.
What is it like living near Summerlin Hospital?
There is more activity through the day than in a purely residential village, and concentrated traffic at predictable hours. Visit near hospital shift changes and during normal weekday activity before deciding — it suits some buyers very well and others not at all.
Does living near the hospital mean I have access to its services?
A nearby hospital is useful location information, not a statement that a particular specialist, insurance plan or service is available there. If a specific medical need is part of why you are looking here, confirm it directly with the provider.
What schools serve The Crossing?
Bonner Elementary, Rogich Middle and Palo Verde High School, documented at the Crossing Park reference point. Bonner Elementary is physically located in the village. CCSD assigns by street address, so confirm the specific home at ccsd.net/zoning, or send us the address and we will confirm it.
Is The Crossing walkable?
Proximity to services can reduce certain trips, but walls and arterial crossings may still make walking inconvenient even when the map distance is short. Walk the actual route from a specific home to the places you would want to reach on foot.
Does The Crossing have condominiums and townhomes?
Yes. Pacific Crest Condos, Red Bluffs Condos, Sunset Mesa Townhomes and Vintage Townhomes are attached-housing communities. They should be evaluated under their own association structures rather than against the detached neighborhoods.
What should I check on a condo or townhome here?
Examine the reserve study, exterior maintenance, shared plumbing risks, parking and rental rules. Shared plumbing in particular decides how losses are handled when the source is in another unit, and it is rarely checked before an offer.
Is Sunset Mesa in The Crossing or The Arbors?
Sunset Mesa appears in broad discussions of The Arbors but is listed primarily under The Crossing. Similar names do not establish common management, so check the recorded subdivision and association for the specific property.
Are there new homes in The Crossing?
This is an established resale village, with development dating from 1994. Future activity here involves renovation, reinvestment and association capital work rather than original builder sales.
Does a recent renovation mean the home is sound?
A seller's renovation can materially change condition and is worth paying for, but cosmetic improvements do not answer roof, HVAC, drainage or electrical questions. On a village dating from 1994, those four items account for most of the expensive surprises.
How should I value a home in The Crossing?
Compare recent sales within the subdivision or a closely comparable product rather than applying a village-wide median to every home. The Crossing holds condominiums, townhomes and detached homes under one label, so a village median describes none of them well.
