Overview
Where Summerlin started
The first village in the master plan
The Hills is the first village in Summerlin's principal development history. Work commenced in 1990, and the first family moved in during March 1991.
Its park and early schools helped establish the village-based development pattern that every later Summerlin village followed — a park at the center, campuses beside it, neighborhoods arranged around both. Thirty-five years and twenty-nine villages later, that template is still how the master plan is built.
Sun City Summerlin is an earlier, separately governed community. The Hills is the first village of the Summerlin master plan as the developer's own history records it.
The two are sometimes conflated in accounts of what came first in Summerlin. They are different communities with different governance.
The Hills South sits immediately to the south and is a separate village with its own neighborhood directory, built around TPC Summerlin.
Listings and search results run the two together regularly. Confirm which village a property is actually in before comparing it with anything.

Neighborhoods
The directory
Thirteen neighborhoods
All established resale, dating from the earliest years of the master plan.
Some summaries count a different number of neighborhoods here because they group phases together or use older neighborhood definitions.
Use names and recorded plats rather than relying on the count alone. A neighborhood that appears in one list and not another is usually a definitional difference rather than a missing place — we confirm the recorded subdivision on every property.
On the builder question
No active original-builder sales program is implied by the historical neighborhood list. On most resales here the relevant builder question is a different one: who built the original structure, who performed the later work, and what supporting records remain.
That last part is where the value sits. A home with a documented history of who did what, and when, is a materially better purchase than an identical-looking home without one.

Schools serving The Hills
Lummis Elementary and Becker Middle are both located by Hills Park, and the Hills Park reference point documents them alongside Palo Verde High.
| Level | School | Campus location |
|---|---|---|
| Elementary | Lummis Elementary School | By Hills Park, in the village |
| Middle | Becker Middle School | By Hills Park, in the village |
| High | Palo Verde High School | Inside Summerlin |
Documented at the Hills Park reference point, which provides orientation for public assignments. CCSD assigns by street address, so follow it with the address check at ccsd.net/zoning — or send us the address and we will confirm it.
Lummis Elementary and Becker Middle sitting together by Hills Park is part of the original village template — the arrangement The Hills established and later villages copied.
Campus location and school assignment still answer different questions, so confirm the zone on the exact address if a particular school matters.
Adelson School
The Adelson School's private campus is located in The Hills. Admission is independent of a home's school zone and runs through the school's own process, with its own criteria and timelines.
Choice and charter options
West Career and Technical Academy is a program-based CCSD magnet drawing from across the valley, and Doral Academy Red Rock and the Discovery charter campus serve the wider area. Each runs its own application, lottery and transportation arrangements.
Other private schools in the area include Alexander Dawson at Rainbow Mountain, Bishop Gorman, Faith Lutheran Middle and High School, Faith Lutheran Academy, The Meadows, St. Elizabeth Ann Seton, Merryhill and Shenker Academy.

Summerlin contains thirteen public campuses, which is unusual for a master plan. A campus inside Summerlin may serve homes across several villages, and a Summerlin address may be assigned to a campus outside it.
If a student needs a specific program — special education, language support, advanced coursework, arts, athletics, counselling, before or after-school care, or transportation — ask the school about that program directly. That conversation tells you far more than any summary figure, and we are happy to point you to the right contact.
Location
The trade the earliest villages offer
Lot, landscaping and access, against age
The earliest villages can offer a different balance of lot, landscaping and regional access from the newest western construction. That trade is the real decision here.
An established street in The Hills typically brings mature planting, a settled neighborhood and a shorter run to the rest of the valley than a far-west address. What it does not bring is new construction, so the condition of a specific house carries more weight than it would further west.
Check before you commit
- Interior street versus frontage — compare a home on an interior street with one fronting Lake Mead or another busy road. The difference in daily experience is substantial.
- The actual park route — walk from the front door to Hills Park rather than measuring it on a map.
- School arrival and dismissal — visit at those hours, with two campuses beside the park.
- Mature vegetation — whether it provides useful shade on this lot, or mostly creates maintenance obligations.
Lummis and Becker sit together beside Hills Park, which concentrates traffic at arrival and dismissal.
A street that is calm on a weekend afternoon can behave entirely differently at 7:45 in the morning. Whether that matters is personal — but you can only answer it by being there.
What comes next here
Future changes in The Hills may involve nearby road work, school activity, private remodeling or association capital projects rather than any original builder release. Ask what is planned near a specific address before you buy.
Buying here
On Summerlin's oldest housing stock
Ask for documentation, not for reassurance
Expect established streets and houses whose condition depends heavily on maintenance and remodeling. On homes from 1991, that dependence is almost total.
Compare directly between candidates
- Roofs — including underlayment age, not just the visible surface.
- HVAC — replacement dates, and whether ductwork was addressed.
- Windows — original or replaced, and to what standard.
- Plumbing work — what has been repiped or repaired, and when.
- Electrical updates — panel capacity and any sub-panels added.
Ask for documentation rather than assuming every old component has been replaced because the finishes look new.
This is the central discipline on a thirty-five-year-old home. A beautiful kitchen tells you nothing about the roof, the panel or the pipes behind the walls. We schedule independent inspections as standard and read the permit history alongside them.
The builder question on a resale
The relevant question is not who the original builder was in isolation. It is who built the original structure, who performed the later work, and what supporting records remain — because on a home of this age, the later work is usually the larger part of what you are buying.
Ownership costs
What you will pay beyond the mortgage
A useful budget separates mortgage principal and interest, property tax, insurance, master assessment, neighborhood assessment, special-assessment installments, utilities, landscaping, pool service and maintenance reserves.
Clark County applies a partial abatement that caps annual growth of a qualifying owner-occupied tax bill at 3 percent. That is a cap on increases, not a 3 percent tax rate.
Recorded ownership documents can reset owner-occupied status pending requalification, so a seller's current bill is not automatically the buyer's future bill. On a home held by one family for decades, this difference can be considerable — we confirm the status on the specific parcel.
Balances vary lot to lot and sit outside the normal property-tax bill. Obtain the parcel balance, installment schedule, interest terms and payoff quote from the responsible authority or the closing records, and ask whether the seller has paid theirs off.
Association documents to request
The current assessment statement, annual budget, reserve study, governing documents, rules, insurance summary, meeting information and any pending capital projects. For a resale, reconcile all of it against the official resale package.
Where we come in
On a 1991 home, documentation is the difference
Two houses on the same street in The Hills can be decades apart in practical condition. The roof, the HVAC, the windows, the plumbing, the electrical and the permit history are what separate them, and a seller's new finishes will not tell you which is which.
We read the permit history, confirm who performed the later work, and schedule independent inspections before you are committed.
