Overview

Setting

Three markets under one village name

The Mesa's development commenced in 2004, in Summerlin's southern band near the Spring Mountain backdrop. What it holds is unusually varied: conventional detached housing, attached housing, and the later luxury Mesa Ridge enclave.

Those three are advertised under the same village name and trade quite differently. A townhome with a community pool and a 5,000-square-foot home behind a guard gate attract different buyers and carry different ownership costs, even when both listings say "The Mesa".

Market one

Detached neighborhoods

Adelina, Amado, Cielo, Ladera and Monte Bello — the village's conventional detached housing, established over two decades.

Market two

Vista Dulce Townhomes

Attached housing with its own association structure, maintenance obligations and reserve funding.

Market three

Mesa Ridge

A later guard-gated Toll Brothers development with private recreation and four collections from roughly 3,000 to 5,000 square feet.

Mesa Ridge's amenities belong to Mesa Ridge

The other Mesa neighborhoods should not be priced or described as though they carry Mesa Ridge's private amenity package.

For Amado or Ladera, verify that specific association's pool, park, landscaping and other obligations rather than importing the enclave's rules. We check which association actually governs a property before we price it.

Names that get confused

"Overlook" appears in more than one village

Mesa Ridge includes a collection called Overlook. So does Redpoint, several villages away.

NameWhere it is
Overlook — a Mesa Ridge collectionThe Mesa, guard-gated Toll Brothers enclave
Overlook at Redpoint — Tri PointeRedpoint, a Summerlin West village
The Peak — a Mesa Ridge collectionThe Mesa — not The Peaks, which is its own village

Retain the full village or community name when searching. We check the recorded subdivision before comparing two homes on price.

Comparing homes here

Use similar homes, not a village average

When comparing an original Mesa neighborhood against later luxury construction, like-for-like matters more here than almost anywhere else in Summerlin.

A smaller property with a community pool and a large custom-feeling luxury house have different buyer pools and different ownership costs, even when both are advertised under The Mesa. A whole-village average describes neither.

  • Match the product type first — attached, conventional detached, or Mesa Ridge.
  • Then match plan, condition and lot.
  • Then compare total cost of ownership, including whichever association governs the property.

We build that comparison for clients as a matter of course, because the per-square-foot number across this village will not tell you which of two homes is the better buy.

Schools

Clark County School District

Schools serving The Mesa

The Mesa sits in Summerlin's southern band, where assignment runs to campuses outside the master plan. Bishop Gorman High School is physically in the village, and it is private.

Documented at Mesa Park, the village reference point. That sample covers the village generally rather than establishing the assignment for every Mesa Ridge or Vista Dulce address, so confirm the specific home at ccsd.net/zoning — or ask us and we will confirm it for you.

Bishop Gorman is in the village, and it is private

Bishop Gorman High School sits physically within The Mesa and serves students through private admission. Living in the village is convenient for it; it does not create eligibility.

Admission runs through the school's own application process, with its own criteria and timelines.

Choice and charter options

West Career and Technical Academy is a program-based CCSD magnet drawing from across the valley, and Doral Academy Red Rock and the Discovery charter campus serve the wider area. Each runs its own application, lottery and transportation arrangements, which are worth starting early.

Other private schools in the area include Adelson, Alexander Dawson, Faith Lutheran Middle and High School, Faith Lutheran Academy, The Meadows, St. Elizabeth Ann Seton, Merryhill and Shenker Academy.

Inside the master plan

Campuses located in Summerlin

Summerlin contains thirteen public campuses, which is unusual for a master plan and part of why the community draws the buyers it does.

A campus inside Summerlin may serve homes across several villages, and southern Summerlin addresses are frequently assigned to campuses outside the master plan — Durango, Spring Valley and Sierra Vista all serve parts of the community.

If a student needs a specific program — special education, language support, advanced coursework, arts, athletics, counselling, before or after-school care, or transportation — ask the school about that program directly. That conversation tells you far more than any summary figure, and we are happy to point you to the right contact.

Parks and recreation

The village anchor

Mesa Park

Mesa Park supplies fields, courts and play areas, and serves as the village's recreation anchor and its school reference point.

Three kinds of access in one village

The Mesa is a clear example of why access rights are worth establishing per property:

  • Mesa Ridge's private recreation — available to that enclave.
  • Neighborhood association facilities — a pool or park belonging to a specific association such as Amado or Ladera.
  • Mesa Park and the Summerlin Council system — the public and Council-operated facilities.

Ask which a specific deeded property qualifies to use, and whether a tenant receives the same privileges as an owner.

The wider Summerlin network

The Summerlin Council operates four community centers at Trails, Willows, Gardens and Vistas, with Council pools at three of them, under published resident eligibility and registration rules.

Summerlin's August 2026 developer release reports more than 300 parks and more than 200 miles of trails across the master plan. Those totals combine very different scales of facility, so for a specific activity check restrooms, shade, accessible paths, surface condition and parking.

Buying here

By product type

What to check, depending on what you are buying

Attached housing

  • Guest parking arrangements and how many spaces exist.
  • Exterior maintenance — what the association covers and what falls to the owner.
  • Reserve funding, particularly for roofs and exterior components.

Mesa Ridge

  • Private-club access and what it costs.
  • Gate arrangements and how guests are admitted.
  • Lot-specific views — what the outlook actually faces, and what could be built in front of it.

Every home in the village

  • Pool equipment age and service history.
  • HVAC age — on a 2004-era home, original units are well past their expected life.
  • Landscaping irrigation condition and coverage.
  • Roof maintenance history and documentation.
  • Whether improvements were permitted, with the paperwork to show it.
On a twenty-year-old home

Homes in the original Mesa neighborhoods date from 2004, so the major systems have either been replaced or are due. Documented work is worth considerably more than undocumented work, and unpermitted structural changes can complicate a sale later.

We schedule independent inspections for clients as standard and read the permit history alongside them.

Ownership costs

What you will pay beyond the mortgage

A useful budget separates mortgage principal and interest, property tax, insurance, master assessment, neighborhood assessment, private club dues where they apply, special-assessment installments, utilities, landscaping, pool service and maintenance reserves.

How Nevada's property-tax abatement works

Clark County applies a partial abatement that caps annual growth of a qualifying owner-occupied tax bill at 3 percent. That is a cap on increases, not a 3 percent tax rate.

Recorded ownership documents can reset owner-occupied status pending requalification, so a seller's current bill is not automatically the buyer's future bill. We confirm the status on the specific parcel.

SID and LID assessments are per-parcel

Balances vary lot to lot and sit outside the normal property-tax bill. Obtain the parcel balance, installment schedule, interest terms and payoff quote from the responsible authority or the closing records, and ask whether the seller has paid theirs off.

Association documents to request

The current assessment statement, annual budget, reserve study, governing documents, rules, insurance summary, meeting information and any pending capital projects — for whichever association actually governs the property. For a resale, reconcile all of it against the official resale package.

Where we come in

One village name, three different purchases

The Mesa is the village where getting the comparable right matters most. A Vista Dulce townhome, a Ladera detached home and a Mesa Ridge estate share a village label and almost nothing else — not the buyer pool, not the association, not the ownership costs.

We know which association governs what, what the private recreation actually costs, and what has traded in each part of the village.

Questions

The Mesa, answered

Where is The Mesa in Summerlin?
The Mesa occupies Summerlin's southern band near the Spring Mountain backdrop. Its development commenced in 2004.
What neighborhoods are in The Mesa?
Seven main names: Adelina, Amado, Cielo, Ladera, Mesa Ridge, Monte Bello and Vista Dulce Townhomes. Mesa Ridge is a later guard-gated Toll Brothers development; Vista Dulce is attached housing with its own association structure; the rest are conventional detached neighborhoods.
What is Mesa Ridge?
Mesa Ridge is a later guard-gated Toll Brothers development within The Mesa, containing four collections: Overlook and The Peak in one-story designs, and the larger View Point and Sky View products. Published collection sizes range from the low 3,000s to roughly 5,000 square feet. It has private recreation but does not have its own golf course.
Do all Mesa homes get Mesa Ridge's amenities?
No. Mesa Ridge's private amenity package belongs to that enclave. The other Mesa neighborhoods should not be priced or described as though they carry it. For Amado or Ladera, verify that specific association's pool, park, landscaping and other obligations rather than importing the enclave's rules.
Is "Overlook" in The Mesa the same as Overlook at Redpoint?
No. Overlook is a Mesa Ridge collection in The Mesa. Overlook at Redpoint is a Tri Pointe neighborhood in Redpoint, a Summerlin West village. Similarly, The Peak is a Mesa Ridge collection and is not The Peaks, which is a separate village. Retain the full village or community name when searching.
What schools serve The Mesa?
Batterman Elementary, Fertitta Middle and Durango High School, documented at Mesa Park. That sample covers the village generally rather than establishing the assignment for every Mesa Ridge or Vista Dulce address, so confirm the specific home at ccsd.net/zoning or ask us and we will confirm it.
Does living in The Mesa get my child into Bishop Gorman?
No. Bishop Gorman High School sits physically within The Mesa and serves students through private admission. Living in the village is convenient for it but does not create eligibility — admission runs through the school's own application process.
Is Vista Dulce in The Mesa or The Paseos?
Vista Dulce appears under The Mesa in most directories and under The Paseos in at least one. Identify the actual address and association rather than relying on a portal's village filter.
What parks does The Mesa have?
Mesa Park supplies fields, courts and play areas and serves as the village's recreation anchor. Beyond it, Mesa Ridge has its own private recreation, individual associations may have their own facilities, and the Summerlin Council operates community centers at Trails, Willows, Gardens and Vistas with pools at three of them — three different sets of rights.
How old are the homes in The Mesa?
The original neighborhoods date from 2004, so most are around twenty years old, while Mesa Ridge is considerably later. On an older home, check pool equipment, HVAC age, landscaping irrigation and roof maintenance, and confirm whether improvements were permitted.
How should I compare homes in The Mesa?
Match the product type first — attached, conventional detached, or Mesa Ridge — then plan, condition and lot, then total cost of ownership including whichever association governs the property. A smaller property with a community pool and a large luxury house have different buyer pools and ownership costs even when both are advertised under The Mesa.
What are the HOA costs in The Mesa?
They vary considerably by neighborhood, since Mesa Ridge, the detached neighborhoods and Vista Dulce each carry different structures. Expect the Summerlin master community assessment plus a neighborhood assessment, with private club dues in Mesa Ridge and higher exterior maintenance in attached housing. Request the documents for whichever association governs the specific property.
