Overview
Setting
Mediterranean Summerlin, built in phases
The Paseos began development in 2003 as a western village with a strong Spanish and Mediterranean architectural vocabulary. Around thirty named neighborhoods reflect several phases and several builder programs across two decades.
That phased history is what makes the village interesting to a buyer. Older and newer sections carry different home designs, different lot sizes, different road exposure and different levels of improvement — within one village and one architectural language.
Access arrangements vary across The Paseos. A gated neighborhood usually carries an additional association layer and often private roads the neighborhood maintains rather than the city or county.
Two homes of similar size in this village can carry quite different monthly costs depending on which side of a gate they sit.
Builders
Multiple builder programs, not one developer
The village was built through several builder programs rather than a single builder, which is part of why the neighborhood inventory is so large.
| Neighborhood | Builder identified in development history |
|---|---|
| Coronado | Westmark |
| Capistrano | Ryland / CalAtlantic |
| Sarasota | Ryland / CalAtlantic |
Builder names have changed through acquisitions, so the original builder on a resale and the current brand are not always the same company. Where construction history matters — for a renovation, an addition or a warranty question — we check the property's original records.

Spelling variants and placement notes
| Name | Also appears as | What to do |
|---|---|---|
| Andalusia | Andalucia | Search both spellings |
| Los Lomas | Las Lomas | Search both spellings |
| Seville | Named in a separate neighborhood discussion | Verify the plat and precise placement when a listing uses it |
| Vista Dulce | Listed under The Mesa in most directories | Identify the actual address and association rather than a portal's village filter |
These variants are a genuine source of missed listings. A portal search on one spelling can return nothing while homes sit on the market under the other.
Comparing homes here
Phase matters as much as neighborhood
Older and newer phases of The Paseos differ in home design, lot size, road exposure and the improvements an owner has made since. Those four things usually explain the price gap between two listings of similar size.
- Home design. Layouts changed considerably across two decades of building.
- Lot size and configuration. Later phases are not always larger, and orientation matters more than area.
- Road exposure. An interior street and an arterial frontage are different properties.
- Improvements. On a twenty-year-old home, what has been replaced is the largest variable of all.
We match comparables on phase and condition, not just on neighborhood name.
Schools
Clark County School District
Schools serving The Paseos
Vassiliadis Elementary sits inside the village, and The Paseos is in the Palo Verde High School feeder area with Sig Rogich Middle School.
| Level | School | Campus location |
|---|---|---|
| Elementary | Vassiliadis Elementary School | Inside The Paseos |
| Middle | Sig Rogich Middle School | Inside Summerlin |
| High | Palo Verde High School | Inside Summerlin |
Documented at the Paseos Park and Stonebridge Park reference point. CCSD assigns schools by street address, so confirm the specific home at ccsd.net/zoning — or ask us and we will confirm it for you.
A village this large spans more ground than a single reference point describes, so confirming all three levels for the specific address is worth doing before an offer.
Choice, charter and private options
Doral Academy Red Rock is a charter campus nearby, with its own admission process — proximity does not establish priority or guarantee a seat. The Discovery charter campus also serves the northwest, and West Career and Technical Academy is a program-based CCSD magnet drawing from across the valley.
Private schools in the area include Adelson, Alexander Dawson, Bishop Gorman, Faith Lutheran Middle and High School, Faith Lutheran Academy, The Meadows, St. Elizabeth Ann Seton, Merryhill and Shenker Academy.
Inside the master plan
Campuses located in Summerlin
Summerlin contains thirteen public campuses, which is unusual for a master plan and part of why the community draws the buyers it does. Vassiliadis is one of them.
| Level | Campuses in Summerlin |
|---|---|
| Elementary | Lummis, Bryan, Bonner, Staton, Ober, Givens, Goolsby, Vassiliadis, Berkley |
| Middle | Becker, Rogich, Faiss |
| High | Palo Verde |
| Magnet | West Career and Technical Academy |
A campus inside Summerlin may serve homes across several villages, and some Summerlin addresses are assigned to campuses outside the master plan.
If a student needs a specific program — special education, language support, advanced coursework, arts, athletics, counselling, before or after-school care, or transportation — ask the school about that program directly. That conversation tells you far more than any summary figure, and we are happy to point you to the right contact.
Parks and recreation
Two anchors
Paseos Park and Fox Hill Park
The Paseos has two major recreational anchors, and Fox Hill in particular draws visitors from well beyond the village.
Village park
Paseos Park
The village's main recreational anchor, and one half of the local school reference point.
Destination park
Fox Hill Park
Known for climbing and adventure play and for disc golf — a genuine destination rather than a neighborhood green.
A resale near Fox Hill offers a real daily amenity, and plenty of buyers pay a premium for it. It is a destination park, which means visitors, parking and evening activity.
Before paying a proximity premium, evaluate school traffic, park parking and evening activity at the hours you would actually experience them. Some buyers love being that close; others prefer two streets back. Ten minutes on the street settles it.
The wider Summerlin network
The Summerlin Council operates four community centers at Trails, Willows, Gardens and Vistas, with Council pools at three of them, under published resident eligibility and registration rules.
Summerlin's August 2026 developer release reports more than 300 parks and more than 200 miles of trails across the master plan. Those totals combine very different scales of facility, so for a specific activity check restrooms, shade, accessible paths, surface condition and parking.
Buying here
Lot and orientation
What to establish on a specific home
In a Mediterranean-vocabulary village with west-facing yards and view lots, where a home sits matters as much as what it is.
On a west-facing yard
Visit in late afternoon. That is the hour that decides whether an outdoor space is usable for most of the year, and no listing photograph taken at midday will tell you.
On a view lot
Establish where the view actually is: from the yard, from the primary bedroom, from a balcony, or from a single point in the street. Those are four different propositions, and only some of them are worth a premium.
On any resale here
- Solar ownership — owned, leased or financed, and what transfers.
- Roof penetrations from solar or other work, and how they were sealed.
- Replacement underlayment — on a twenty-year-old tile roof this is the component that matters.
- Pool condition and equipment age.
- HVAC age — original units from the 2003–2008 phases are well past their expected life.
- Exterior design approvals for any remodel or addition, with the paperwork.
Solar is common in this village, and it is one of the more consequential items in a resale. Confirm the ownership structure, what transfers at closing, and how the roof was treated where the system is mounted.
We work through this with clients before an offer rather than discovering it in escrow.
Ownership costs
What you will pay beyond the mortgage
A useful budget separates mortgage principal and interest, property tax, insurance, master assessment, neighborhood assessment, special-assessment installments, utilities, landscaping, pool service and maintenance reserves.
Clark County applies a partial abatement that caps annual growth of a qualifying owner-occupied tax bill at 3 percent. That is a cap on increases, not a 3 percent tax rate.
Recorded ownership documents can reset owner-occupied status pending requalification, so a seller's current bill is not automatically the buyer's future bill. We confirm the status on the specific parcel.
Balances vary lot to lot and sit outside the normal property-tax bill. Obtain the parcel balance, installment schedule, interest terms and payoff quote from the responsible authority or the closing records, and ask whether the seller has paid theirs off.
Association documents to request
The current assessment statement, annual budget, reserve study, governing documents, rules, insurance summary, meeting information and any pending capital projects. For a resale, reconcile all of it against the official resale package.
Then resolve the rules that affect daily life: rental term limits and any leasing caps, guest parking, street parking, commercial vehicles, RV storage, pets, exterior colours, landscaping, solar placement, security cameras, patio covers, pools and short-term rentals.
Where we come in
Thirty neighborhoods is a lot to search well
The Paseos has more named neighborhoods than any village we cover, several with spelling variants that cause portal searches to miss homes entirely. Phases built a decade apart sit under the same village label.
We search every variant, match comparables on phase and condition rather than name, and read the association documents before you are committed.
