Overview

Setting

One gate, fourteen very different enclaves

The Ridges began development in 2000 as Summerlin's guard-gated luxury village. It holds custom homes, production and semi-custom neighborhoods, and attached housing — and the developer's final lot sale took place in 2023.

Its established prestige is real, and it is also the thing most likely to flatten a buyer's thinking. Properties here do not share lot size, club rights or maintenance obligations. A Fairway Hills attached home and a custom estate on an acre sit behind the same gate and are otherwise unalike in every respect that affects price.

The final lot sale is not the end of construction

The developer's last lot sold in 2023. Private custom construction, rebuilds and resales continue after that — a sold-out developer and a static village are different things.

In the custom sections particularly, construction history is property-specific. One original builder should not be assigned to every home in an enclave.

Three ownership types

What you are choosing between

Type one

Custom estates

Individually designed and built, with property-specific construction history, systems and maintenance profiles. Falcon Pointe is a singular estate homesite name rather than an ordinary subdivision.

Type two

Semi-custom neighborhoods

Production and semi-custom enclaves with more consistent plans and a clearer comparable set than the custom sections.

Type three

Attached homes

Fairway Hills is a Toll Brothers attached-home product, with the shared-structure obligations that come with it.

Amara and the club

The golf course

Bear's Best is gone. Amara replaced it.

This is the most consequential change at The Ridges in two decades, and most published guides have not caught up with it. Older descriptions of a public daily-fee course at the centre of the village are obsolete.

DateWhat happened
2024Bear's Best Las Vegas acquired under Mulligan Holdings
June 22, 2025The last public round played at Bear's Best
September 2025Redevelopment begins — a reported $300 million project
October 2026Projected reopening as Amara Golf & Social Club, private and members-only
2027Fifteen club villas reported as scheduled for construction and completion

An announced target date is not the same as an opening. For the current position on the course, the clubhouse and membership, ask us and we will get it from the club directly.

What the change means for a buyer

A public daily-fee course and a private members-only club sit very differently next to a home. The redevelopment affects outlook, construction noise and access during the works, and it changes what club expectations come with a property in the village.

If you are considering a home with a course frontage or outlook, ask specifically whether the Amara redevelopment can affect that property's view corridor, access or noise, and over what period.

Membership, as reported

Published reporting describes Amara as a private club with membership capped at 265 — 250 general memberships and 15 reserved for club villa owners — with initiation reported at $250,000, rising as memberships sell, and dues reported at around $4,000 a month.

The club sets its own current terms, and those are the ones that matter. We obtain them directly rather than relying on published figures when a client is making a decision.

New residences at Amara

Reported plans include fifteen club villas of roughly 2,000 to 2,500 square feet on lots from about 11,300 to 24,520 square feet, with construction expected to begin and complete during 2027. Custom homesites of roughly 4,000 to 6,000 square feet are also planned adjacent to the course.

For anyone weighing a purchase in The Ridges now against waiting, that pipeline is worth understanding properly. Ask us and we will walk through it.

Club Ridges

The resident facility is separate from golf

Club Ridges is a private resident recreation facility, and it is a different thing from the golf club. Conflating the two is the most common mistake made about this village.

  • Verify the exact home's Club Ridges access, assessments and privileges.
  • Keep that separate from any golf or social membership at Amara.
  • Establish whether a tenant receives the same privileges as an owner.

Beyond the village, the Summerlin Council operates four community centers at Trails, Willows, Gardens and Vistas with Council pools at three of them, under their own resident eligibility rules — a third category again.

Schools

Clark County School District

Schools serving The Ridges

CCSD assigns schools by street address. In a village of fourteen enclaves spread across a large footprint, that is the only reliable route to an answer.

LevelHow to establish it
Elementary, middle and high Run the exact address through CCSD's search at ccsd.net/zoning, or ask us and we will confirm all three levels for you

Palo Verde is the only high school campus inside Summerlin and serves much of the community, while addresses in other parts are assigned to Durango, Spring Valley or Sierra Vista. A village's price point says nothing about which boundary it sits in.

Private schools are application-based

Nearby private schools admit through their own processes with their own criteria and timelines. Names in the area include Adelson, Alexander Dawson, Bishop Gorman, Faith Lutheran Middle and High School, Faith Lutheran Academy, The Meadows, St. Elizabeth Ann Seton, Merryhill and Shenker Academy.

West Career and Technical Academy is a program-based CCSD magnet drawing from across the valley, and Doral Academy Red Rock and the Discovery charter campus are public-choice options with their own lotteries.

Campuses located in Summerlin

Summerlin contains thirteen public campuses: nine elementary — Lummis, Bryan, Bonner, Staton, Ober, Givens, Goolsby, Vassiliadis and Berkley — three middle in Becker, Rogich and Faiss, Palo Verde High School, and West Career and Technical Academy.

A campus inside Summerlin may serve homes across several villages, and a Summerlin address may be assigned to a campus outside the master plan. Campus location and school assignment answer different questions.

Buying here

Custom homes

What a custom property needs beyond a standard inspection

Large glazing, extensive automation and complex mechanical systems create maintenance questions that a square-footage comparison will never surface. A custom home at this level needs documentation, not just an inspection.

  • Architectural plans and permits for the original build and every subsequent change.
  • System manuals for mechanical, automation and specialist equipment.
  • Waterproofing and roof history, including any remedial work.
  • Pool documentation covering construction, equipment and service.
  • A specialist inspection matched to the property's actual complexity rather than a standard residential scope.

We arrange inspections appropriate to the property, and we read the documentation alongside them.

Lot and outlook

What to establish on a specific homesite

  • Design controls. What the architectural review permits, and what approvals a future change would need.
  • Future construction envelopes. What can still be built nearby, and how high.
  • Lot drainage. On this terrain, runoff and grading both matter.
  • Retaining walls. Condition, and who maintains them.
  • View corridors. What the outlook crosses, and who controls that land.
  • Amara's effect. Whether the redevelopment can affect this property's outlook, noise, access or club expectations, and over what period.
Separate the residential obligation from the membership

The residential HOA obligation and any golf or social membership are different commitments with different terms, different costs and different transfer rules.

Establish each separately. A single quoted monthly figure that combines them will not tell you what happens if one changes.

How Nevada's property-tax abatement works

Clark County applies a partial abatement that caps annual growth of a qualifying owner-occupied tax bill at 3 percent. That is a cap on increases, not a 3 percent tax rate.

Recorded ownership documents can reset owner-occupied status pending requalification, and a second residence may not qualify in the same way. We confirm the status on the specific parcel.

Where we come in

A village in the middle of changing

The Ridges is mid-way through the largest change in its history, and most published guides still describe a public golf course that closed in June 2025. Buying here now means understanding what the Amara redevelopment does to a specific property's outlook, access and club expectations.

We work from current information rather than from guides written before the course closed, and we separate the residential obligation from the membership so you can see both.

Questions

The Ridges, answered

Where is The Ridges in Summerlin?
The Ridges is a guard-gated luxury village in Summerlin, with development beginning in 2000. It contains custom homes, production and semi-custom neighborhoods and attached housing.
What happened to Bear's Best golf course?
The last public round at Bear's Best Las Vegas was played on June 22, 2025. The site was acquired under Mulligan Holdings and redevelopment began that September as Amara Golf and Social Club — a reported $300 million project converting it to a private, members-only club. Older guides describing a public daily-fee course at The Ridges are obsolete.
Has Amara opened?
Published reporting projects an October 2026 reopening. An announced target date is not the same as an opening, so for the current position on the course, the clubhouse and membership, ask us and we will get it from the club directly.
What does Amara membership cost?
Published reporting describes membership capped at 265 — 250 general and 15 reserved for club villa owners — with initiation reported at $250,000, rising as memberships sell, and dues reported at around $4,000 a month. The club sets its own current terms, and those are the ones that matter for a decision.
Are new homes being built at Amara?
Reported plans include fifteen club villas of roughly 2,000 to 2,500 square feet on lots from about 11,300 to 24,520 square feet, with construction expected to begin and complete during 2027. Custom homesites of roughly 4,000 to 6,000 square feet are also planned adjacent to the course.
What enclaves are in The Ridges?
Fourteen: Arrowhead, Azure, Boulder Ridge, Fairway Hills, Falcon Ridge, Indigo, Promontory, Redhawk, Rimrock, Silver Ridge, Sterling Ridge, Talon Ridge, The Pointe and Topaz Ridge. Falcon Pointe is a singular estate homesite name rather than an ordinary subdivision.
Is Fairway Pointe a real neighborhood?
Fairway Pointe appears in some resale directories. Confirm whether a listing means a separate recorded subdivision or is conflating Fairway Hills, the Toll Brothers attached-home product, with Falcon Pointe, the singular estate homesite name. The recorded subdivision and the association are what identify a property.
Is Club Ridges the same as the golf club?
No. Club Ridges is a private resident recreation facility and is separate from golf. Verify the exact home's Club Ridges access, assessments and privileges independently of any golf or social membership at Amara, and establish whether a tenant receives the same privileges as an owner.
Is The Ridges sold out?
The developer's final lot sale took place in 2023. That does not mean construction has stopped — private custom construction, rebuilds and resales all continue. In the custom sections, construction history is property-specific, so one original builder should not be assigned to every home in an enclave.
What schools serve The Ridges?
CCSD assigns schools by street address, and in a village of fourteen enclaves across a large footprint that is the only reliable route to an answer. Palo Verde is the only high school campus inside Summerlin and serves much of the community, while other Summerlin addresses are assigned to Durango, Spring Valley or Sierra Vista. Run the exact address through ccsd.net/zoning, or ask us.
What should I check on a custom home here?
Obtain architectural plans and permits, system manuals, waterproofing and roof history, and pool documentation, and arrange a specialist inspection matched to the property's complexity. Large glazing, extensive automation and complex mechanical systems create maintenance questions a standard square-footage comparison will miss.
Will the Amara redevelopment affect my property?
It depends on the property. For a home with course frontage or outlook, ask specifically whether the redevelopment can affect that property's view corridor, access or noise, and over what period. Also establish what club expectations now come with the property, since a public daily-fee course and a private members-only club sit very differently next to a home.
