Overview
Setting
Among the first parts of Summerlin built
The Trails began development in 1993, making it one of Summerlin's early established villages. It has a community center, a pool and neighborhood shopping, and it includes both ordinary detached housing and more exclusive enclaves.
Thirty years of growth is the defining characteristic here. The trees are mature, the services are settled, and the homes have histories. That last point is the one that matters most at purchase: a home of this age has either been maintained well or it has not, and the difference is worth a great deal of money.
The Trails mixes public park space, Summerlin Council facilities and private gated enclaves, which requires separate access checks.
An association's gate governs its own streets and its own common areas. The Council facilities and the public parks operate under their own rules, so confirm each separately rather than assuming the gate covers everything within sight of it.

Summerlin-wide resale figures across all thirty villages. The Trails spans condominiums through to custom and luxury properties in Desert Trails and Mountain Trails, so a village-level figure describes neither end. Ask us for comparables on the product you are considering.
Neighborhoods
The directory
Seventeen neighborhoods
All established resale. The marked names are the ones that need their own comparison set — two attached communities and the two custom and luxury neighborhoods.
This appears as an additional legacy name in one directory. Verify the parcel rather than assuming it is a separately managed subdivision.
We confirm the recorded subdivision and governing association on any property where a legacy name is involved.
Desert Trails and Mountain Trails
These custom and luxury properties should be compared separately from the attached housing and the smaller detached neighborhoods. Obtain the relevant architectural standards and neighborhood obligations — they are meaningfully different from the rest of the village, and they are what governs what you can change.
Schools

Schools serving The Trails
The Trails reference point returns Lummis Elementary, Becker Middle and Palo Verde High — all three campuses inside the Summerlin master plan.
| Level | School | Campus location |
|---|---|---|
| Elementary | Lummis Elementary School | Inside Summerlin |
| Middle | Becker Middle School | Inside Summerlin |
| High | Palo Verde High School | Inside Summerlin |
Documented at the Trails reference point. CCSD assigns by street address, so confirm the specific home at ccsd.net/zoning — or send us the address and we will confirm it.
The Trails is one of the villages where the documented trio sits entirely within Summerlin, which is not true everywhere — southern villages frequently run to Spring Valley, Durango or Sierra Vista.
Campus location and school assignment still answer different questions, so confirm the zone on the exact address if a particular school matters.
Choice and charter options
West Career and Technical Academy is a program-based CCSD magnet drawing from across the valley, and Doral Academy Red Rock and the Discovery charter campus serve the wider area. Each runs its own application, lottery and transportation arrangements.
Private schools in the area include Alexander Dawson at Rainbow Mountain, Adelson, Bishop Gorman, Faith Lutheran Middle and High School, Faith Lutheran Academy, The Meadows, St. Elizabeth Ann Seton, Merryhill and Shenker Academy. Each admits through its own process.

Summerlin contains thirteen public campuses, which is unusual for a master plan. A campus inside Summerlin may serve homes across several villages, and a Summerlin address may be assigned to a campus outside it.
If a student needs a specific program — special education, language support, advanced coursework, arts, athletics, counselling, before or after-school care, or transportation — ask the school about that program directly. That conversation tells you far more than any summary figure, and we are happy to point you to the right contact.
Recreation
Three kinds of access
Check each one separately
The Trails mixes public park space, Summerlin Council facilities and private gated enclaves. Each operates under its own rules, and the one in front of you is not necessarily the one a listing is describing.
| Type | Facility | Who runs it |
|---|---|---|
| Council | Trails Community Center and pool | Summerlin Council — published eligibility and registration rules |
| Public park | Trails Park, Trails Paseo Park | Open park space |
| Private | Enclave facilities within gated neighborhoods | The individual association |
| Commercial | Trails Village Center | Neighborhood shopping |
The Council's four community centers have pools at three of them — Trails, Willows and Vistas. Classes, camps, facility rentals and resident programs run under published eligibility and registration rules.
In a village with a Council pool and private enclave facilities, a reference to a resident pool could mean either.
Determine which one it means and obtain the relevant eligibility rules. We check this before showing a home where the pool is part of the appeal.
The wider Summerlin network
Summerlin's August 2026 developer release reports more than 300 parks and more than 200 miles of trails across the master plan. Those totals combine very different scales of facility, so for a specific activity check restrooms, shade, accessible paths, surface condition and parking.
Buying here
On a thirty-year-old home
Look for a coherent maintenance history
This is the central question in The Trails. Homes date from 1993, so every major system has reached the end of its original life at least once. What matters is whether the work was done, and documented.
- Roof work — including underlayment, with dates.
- HVAC — replacement dates, and whether ductwork was addressed.
- Windows — original or replaced, and to what standard.
- Water heater — age and type.
- Irrigation — tested, not just visually inspected.
- Pool systems — equipment age and recent replacements.
On a home of this age, the builder who constructed it may differ entirely from the contractor responsible for later additions or remodeling.
Verify permitted work and approved exterior changes rather than relying on a builder name to imply quality throughout. We read the permit history alongside an independent inspection.
Thirty years of growth provides shade and character, and it can also affect roofs, walls and water lines.
Inspect rather than assume. Have the irrigation tested and look at what roots are doing to hardscape, walls and sewer lines before closing — it is a far cheaper question to answer then.
Commuting and traffic
Check commuting routes via Summerlin Parkway and traffic near the shopping center at the hours you would actually be driving. A home may benefit from established services while still backing to a busy road, and the two things are worth weighing against each other at a specific address.
Ownership costs
What you will pay beyond the mortgage
A useful budget separates mortgage principal and interest, property tax, insurance, master assessment, neighborhood or condominium assessment, any gate assessment, special-assessment installments, utilities, landscaping, pool service and maintenance reserves.
Clark County applies a partial abatement that caps annual growth of a qualifying owner-occupied tax bill at 3 percent. That is a cap on increases, not a 3 percent tax rate.
Recorded ownership documents can reset owner-occupied status pending requalification, so a seller's current bill is not automatically the buyer's future bill. We confirm the status on the specific parcel.
Balances vary lot to lot and sit outside the normal property-tax bill. Obtain the parcel balance, installment schedule, interest terms and payoff quote from the responsible authority or the closing records, and ask whether the seller has paid theirs off.
What comes next here
As with the other older villages, the main future questions in The Trails are individual remodeling, nearby projects and association capital work rather than original builder releases.
Where we come in
On a 1993 home, the paperwork is the property
Two homes on the same street in The Trails can be thirty years apart in practical condition. The roof, the HVAC, the windows, the irrigation and the permit history are what separate them, and none of it shows in a listing photograph.
We read the permit history, confirm approved exterior changes, and schedule independent inspections before you are committed.
