Overview

Setting

A recreation center at the center of it

The Willows began development in 1997 and offers a broad established housing mix arranged around a resident recreation center — one of only three Summerlin Council facilities with a pool.

Twenty-one neighborhoods sit inside the village boundary, ranging from attached product to larger detached homes, with one guard-gated enclave. That range means a village-wide price figure describes almost nothing useful; the neighborhood and the plan are what set value here.

Willow Creek is an enclave inside the village, not another word for it

Willow Creek is an important guard-gated community within The Willows rather than a synonym for the whole village.

A listing that says "Willow Creek" and a listing that says "The Willows" are not describing the same access, the same assessments or the same architectural controls. We confirm which one applies to every property we show.

"Resident-only pool" means two different things here

Because The Willows holds both a Council pool and subdivision facilities, a listing that mentions a resident-only pool could be referring to either.

Determine which one it means and obtain the relevant eligibility rules — they are different facilities with different access. We check this before showing a home where the pool is part of the appeal.

Twenty-one neighborhoods

All established resale. The four marked below also sit inside the Willow Creek gate, which carries its own access arrangements and assessments.

Autumn Ridge Bella Veranda Brentwood Cambridge Court Castlewood Crown Ridge Desert Willow Eden Ridge Glenbrook Heather Glen Heatherwood Heritage Glen Kingsway Ridge Northdale Sierra Woods Stratford Court Willow Creek Willow Glen Willow Springs Wood Glen Woodridge
Willow Falls and Willow Court

Both names appear in secondary neighborhood references for this village. Reconcile either to the property's address and recorded plat rather than treating them as established subdivision boundaries.

Willow Falls is identified as the custom-home component within the Willow Creek gate. We confirm the recorded subdivision on any property carrying one of these names.

Don't count enclaves twice

The Willows contains umbrella names, gated enclaves and recorded phases that overlap one another. A property's subdivision record and association documents identify which obligations actually apply — not the marketing name on the listing.

This matters most when comparing two homes: one may carry a single neighborhood assessment, the other a neighborhood assessment plus a gate assessment plus the master community assessment.

Willow Creek

The gated enclave

One gate, four names, three builders

Willow Creek is a guard-gated community inside The Willows — and it is itself an umbrella for four distinct neighborhood names, each with its own origin.

Heritage GlenToll BrothersProduction homes
Eden RidgePulteProduction homes
Willow Falls—The custom-home component

Builder associations as identified in a specialist guide. These describe the original development history, not an active sales office — all four trade as resale today.

Compare the gate separately from the open streets

Willow Creek's gate conditions and custom-home component should be evaluated on their own terms rather than alongside The Willows' open-street neighborhoods.

Confirm private access arrangements, total assessments and architectural controls before comparing a Willow Creek home with one outside the gate. Those three items account for most of the difference.

What to confirm inside the gate

  • Private access arrangements — gate staffing, hours and guest procedures.
  • Total assessments — the full stack: master community, neighborhood and gate.
  • Architectural controls — what you may change, and the approval process, which is tighter around the custom-home component.
  • Which name applies — Wood Glen, Heritage Glen, Eden Ridge and Willow Falls carry different documents.

Schools

Clark County School District

Schools serving The Willows

Ober Elementary is the village's local school anchor, and the Willows Park reference point documents Fertitta Middle — not Rogich, which serves most of central Summerlin.

Twenty-one neighborhoods, more than one assignment

The Willows is large enough that a single village-wide trio does not hold across it. Ober and Fertitta are documented at Willows Park; other parts of the village sample differently.

If a particular school matters, confirm it on the specific address before you write an offer. We do this as a matter of course.

Faith Lutheran Academy

Faith Lutheran Academy is a private school anchor in this area. Admission is independent of a home's school zone and runs through the school's own process, with its own criteria and timelines.

Choice and charter options

West Career and Technical Academy is a program-based CCSD magnet drawing from across the valley, and Doral Academy Red Rock and the Discovery charter campus serve the wider area. Each runs its own application, lottery and transportation arrangements.

Other private schools in the area include Alexander Dawson at Rainbow Mountain, Adelson, Bishop Gorman, Faith Lutheran Middle and High School, The Meadows, St. Elizabeth Ann Seton, Merryhill and Shenker Academy.

Inside the master plan

Campuses located in Summerlin

Summerlin contains thirteen public campuses, which is unusual for a master plan and part of why the community draws the buyers it does.

A campus inside Summerlin may serve homes across several villages, and a Summerlin address may be assigned to a campus outside the master plan — Fertitta, Batterman, Durango, Spring Valley, Sierra Vista and Cimarron-Memorial all serve parts of the community.

If a student needs a specific program — special education, language support, advanced coursework, arts, athletics, counselling, before or after-school care, or transportation — ask the school about that program directly. That conversation tells you far more than any summary figure, and we are happy to point you to the right contact.

Buying here

On an established home

What to inspect, and what to ask for

Homes here date from 1997 onward, so major systems have either been replaced already or are due. Documented work is worth considerably more than undocumented work.

Systems and permits

  • System replacements — HVAC, roof underlayment, water heater and windows, with dates.
  • Permits for patio enclosures — a common addition, and a common gap.
  • Permits for major kitchen reconfiguration — especially where walls moved.
  • Permits for electrical changes — panel upgrades and sub-panels in particular.
  • Permits for pools — including equipment replacement and any later alterations.
  • Drainage at walls and outdoor structures — where water collects, and what it is doing to the footing.
Mature landscaping is an asset and a maintenance obligation

Established trees and planting add real value here, and they also bring irrigation repair, tree work and root management.

Have the irrigation system tested and look at what the roots are doing to walls, hardscape and sewer lines. It is a far cheaper question to answer before closing than after.

Visit at the right hours

Observe school and recreation traffic before relying on a quiet midday tour. A street near the community center or a campus behaves very differently at arrival, dismissal and evening activity times than it does at eleven in the morning.

Ownership costs

What you will pay beyond the mortgage

A useful budget separates mortgage principal and interest, property tax, insurance, master assessment, neighborhood assessment, any gate assessment, special-assessment installments, utilities, landscaping, pool service and maintenance reserves.

How Nevada's property-tax abatement works

Clark County applies a partial abatement that caps annual growth of a qualifying owner-occupied tax bill at 3 percent. That is a cap on increases, not a 3 percent tax rate.

Recorded ownership documents can reset owner-occupied status pending requalification, so a seller's current bill is not automatically the buyer's future bill. We confirm the status on the specific parcel.

SID and LID assessments are per-parcel

Balances vary lot to lot and sit outside the normal property-tax bill. Obtain the parcel balance, installment schedule, interest terms and payoff quote from the responsible authority or the closing records, and ask whether the seller has paid theirs off.

Association documents to request

The current assessment statement, annual budget, reserve study, governing documents, rules, insurance summary, meeting information and any pending capital projects. Inside the Willow Creek gate, request the gate's documents as well. For a resale, reconcile all of it against the official resale package.

Where we come in

Knowing which name you are actually buying into

The Willows layers umbrella names, a gated enclave and recorded phases on top of one another. Two listings can use overlapping language and carry completely different access, assessments and architectural controls.

We read the subdivision record and the association documents so the comparison is between the real obligations, not the marketing names.

Questions

The Willows, answered

Where is The Willows in Summerlin?
The Willows is an established central Summerlin village that began development in 1997, arranged around the Willows Community Center and pool, Willows Park, the paseos and Spotted Leaf Park.
What neighborhoods are in The Willows?
Twenty-one: Autumn Ridge, Bella Veranda, Brentwood, Cambridge Court, Castlewood, Crown Ridge, Desert Willow, Eden Ridge, Glenbrook, Heather Glen, Heatherwood, Heritage Glen, Kingsway Ridge, Northdale, Sierra Woods, Stratford Court, Willow Creek, Willow Glen, Willow Springs, Wood Glen and Woodridge. Willow Falls and Willow Court also appear in secondary references and should be reconciled to the address and recorded plat.
Is Willow Creek the same as The Willows?
No. Willow Creek is an important guard-gated enclave within The Willows, not a synonym for the whole village. A Willow Creek home and a home elsewhere in The Willows carry different access arrangements, assessments and architectural controls.
What is inside the Willow Creek gate?
Willow Creek is itself an umbrella for four distinct names: Wood Glen, Heritage Glen, Eden Ridge and Willow Falls. A specialist guide identifies Toll Brothers with Wood Glen and Heritage Glen, and Pulte with Eden Ridge; Willow Falls is the custom-home component.
Does The Willows have a community pool?
Yes. The Willows Community Center has a pool and is one of four Summerlin Council centers, and one of the three with a pool. Note that some subdivisions also have their own facilities, so if a listing mentions a resident-only pool, determine whether it means the Council pool or a subdivision facility and obtain the relevant eligibility rules.
What schools serve The Willows?
Ober Elementary, Fertitta Middle and Palo Verde High School, documented at the Willows Park reference point. Ober Elementary is a local anchor. The school context varies within this village, so confirm the specific home at ccsd.net/zoning, or send us the address and we will confirm it.
Is the middle school Rogich?
The Willows Park reference point documents Fertitta Middle School, not Rogich. Rogich serves much of central Summerlin, which makes this a boundary worth confirming on the specific address rather than assuming.
Are there new homes in The Willows?
This is an established resale village, with development dating from 1997. Builder references such as Toll Brothers and Pulte inside Willow Creek describe the original development history rather than an active sales office.
What should I inspect on an older home here?
Review system replacements and additions, and ask for permits covering patio enclosures, major kitchen reconfiguration, electrical changes and pools. Check drainage at walls and outdoor structures. We read the permit history alongside an independent inspection.
Is mature landscaping a plus or a problem?
Both. Established trees and planting add real value, and they also require irrigation repair, tree work and root management. Have the irrigation tested and check what the roots are doing to walls, hardscape and sewer lines before closing.
What are the HOA costs in The Willows?
They vary by neighborhood. Expect the Summerlin master community assessment plus a neighborhood assessment, and inside the Willow Creek gate a further assessment for private access. SID and LID balances apply per parcel. Request the documents for the specific property.
When should I visit a street here?
Observe school and recreation traffic rather than relying on a quiet midday tour. A street near the community center or a campus behaves very differently at arrival, dismissal and evening activity times.
