Overview

Setting

The widest range of housing in Summerlin West

Redpoint Square belongs to the same 2020 development era as Redpoint, but its compact homes, paired products, condos and townhomes make it a completely different comparison set.

Nine neighborhoods across seven builders produce something unusual in Summerlin: a district where a first-time buyer, a downsizer and someone wanting a three-level townhome with a roof deck can all find what they are after within a few streets of each other.

Redpoint Square and Redpoint are two villages

They adjoin and share a development era, and listing sites merge them routinely.

Redpoint Square carries the compact and attached housing. Redpoint, to the north, primarily supplies detached homes and has now closed out entirely. Neither name means the whole district sits behind one guard gate.

Search both the district name and the individual neighborhood. Our Redpoint guide covers that village separately.

Names that get confused

Two pairs worth separating

In Redpoint SquareElsewhere in Summerlin
Highline — Lennar, collections I and IIHighline — in The Trails, unrelated
Moro Rock — Richmond American, paired homesMoro Pointe — a separate earlier name in this district

Moro Pointe and Moro Rock appear as separate names in neighborhood inventories and should not be merged without checking the recorded plat and association. Some directories drop earlier neighborhoods as they sell out, which is why one source can show eight names and another nine.

Final inventory is the best moment to negotiate

Cordillera and Vertex are both finishing out. At that stage the homes are built or nearly built, there is less to choose from, and the builder's incentive to close is at its highest point.

That combination favours a prepared buyer. We know which incentives are real and which are priced in.

Attached housing

The question to settle first: condo or townhome?

With condos, paired homes and townhomes all in one district, the legal form of ownership varies between neighborhoods — and it changes what you own, what you insure and what you pay for.

Legal form

Condominium

You own the interior space; the association owns and maintains the structure. Lending terms, insurance and reserve exposure all work differently.

Legal form

Fee-simple townhome

You own the structure and the land beneath it, with shared walls governed by the association documents rather than common ownership.

Questions that apply to either
  • Who pays for roofs, stucco, exterior painting and decks.
  • Insurance deductibles, and who carries them.
  • Water damage involving another unit — whose policy responds.
  • Guest parking and garage dimensions.
  • Rental restrictions and any leasing caps.

A low-maintenance exterior does not remove the owner's responsibility for interior systems or shared expenses. We read these documents for clients before an offer goes in.

Roof decks

Cordillera's optional roof decks are the standout feature in this district. On a resale, obtain the approval and maintenance records for the deck, and check drainage, shade, wind exposure and any furniture rules.

Schools

Clark County School District

Schools serving Redpoint Square

Redpoint Square sits in the Palo Verde High School feeder area, with Givens Elementary and Sig Rogich Middle School documented at the Explorer Park reference point.

Documented at Explorer Park, within the district. CCSD assigns schools by street address, so confirm the specific home at ccsd.net/zoning — or ask us and we will confirm it for you.

Middle schools vary across the western districts

Rogich serves the Explorer Park area here, while the Redpoint Arroyo reference point in adjoining Redpoint documents Becker. Two neighbouring districts, two different middle schools — which is normal, and the reason an address result beats a village-level assumption.

With nine neighborhoods across this district, confirming all three levels for the specific home is worth doing before an offer.

Choice and charter options

West Career and Technical Academy is a program-based CCSD magnet drawing from across the valley, and Doral Academy Red Rock and the Discovery charter campus both serve the northwest. Each runs its own application, lottery and transportation arrangements, which are worth starting early.

Private schools in the area include Adelson, Alexander Dawson, Bishop Gorman, Faith Lutheran Middle and High School, Faith Lutheran Academy, The Meadows, St. Elizabeth Ann Seton, Merryhill and Shenker Academy.

Inside the master plan

Campuses located in Summerlin

Summerlin contains thirteen public campuses, which is unusual for a master plan and part of why the community draws the buyers it does.

A campus inside Summerlin may serve homes across several villages, and some Summerlin addresses are assigned to campuses outside the master plan.

If a student needs a specific program — special education, language support, advanced coursework, arts, athletics, counselling, before or after-school care, or transportation — ask the school about that program directly. That conversation tells you far more than any summary figure, and we are happy to point you to the right contact.

Explorer Park

The district landmark

Explorer Park

Explorer Park is the district's landmark and the reference point everything else in Redpoint Square is described against — including its school assignment.

Redpoint Square also sits close to the recreation in neighboring Redpoint: Ridge Pine Park, Redpoint Arroyo and Redpoint Paseo. Access rights differ between a public village park and a private neighborhood facility, so check which ones a specific property qualifies to use.

Testing the walk from a specific home

From any property you are considering, check the route to the park, the beltway connection and the nearest services — including the number and width of streets you would cross.

Walkable describes a design goal. Whether a particular household can comfortably complete daily errands on foot depends on the specific address, and it is worth ten minutes to find out before an offer.

The wider Summerlin network

Summerlin's August 2026 developer release reports more than 300 parks and more than 200 miles of trails across the master plan, with four Summerlin Council community centers at Trails, Willows, Gardens and Vistas and Council pools at three of them.

Those totals combine very different scales of facility. For organised sports, ask about reservations and league registration. For a casual outing, check restrooms, shade, accessible paths, surface condition and parking.

Three kinds of access

A private neighborhood amenity, a public village park and a Summerlin Council facility represent three different sets of rights. Where a neighborhood has its own pool, verify access, guest rules and the budget obligations attached, and whether a tenant receives the same privileges as an owner.

Buying here

Representation

Walk into the sales office with someone on your side

The person at the desk in the model home works for the builder. They are good at their job. Their job is not representing you.

Register us on your first visit

Builders require a buyer's agent to be present or registered at your first visit for representation to apply to that purchase. Touring first and bringing an agent afterwards generally forfeits it.

Planning to see Cordillera or Vertex? Talk to us first. It costs you nothing and it keeps the option open.

What actually gets negotiated

  • Design-centre allowances, and which upgrades are included rather than charged.
  • Structural options — a roof deck is the most consequential decision in this district and cannot be added later.
  • Lot premium, particularly on an end unit.
  • Closing-cost contributions, often tied to using the builder's lender.
  • Rate buydowns, and whether the buydown is worth the terms attached.
  • Final inventory in Cordillera and Vertex, where the incentive to close is highest.

Ownership costs

What attached housing changes about the monthly number

Compact and attached homes carry a lower purchase price and, usually, a higher assessment, because the association maintains more of the building. That is the trade, and it is worth seeing in writing.

  • The Summerlin master community assessment, which every home in the master plan pays.
  • The neighborhood assessment, which on attached housing typically covers exterior maintenance.
  • Any separate cost center for gates, private roads or a neighborhood pool.
  • Reserve funding for roofs, waterproofing and exterior components — the items that generate special assessments later if they are underfunded now.
  • Separate SID or LID assessments, which apply per parcel and vary lot to lot.

Request the current assessment statement, annual budget, reserve study, governing documents, rules and insurance summary. For a resale, reconcile all of it against the official resale package.

How Nevada's property-tax abatement works

Clark County applies a partial abatement that caps annual growth of a qualifying owner-occupied tax bill at 3 percent. That is a cap on increases, not a 3 percent tax rate.

Recorded ownership documents can reset owner-occupied status pending requalification, so a seller's current bill is not automatically the buyer's future bill. We confirm the status on the specific parcel.

Inspecting attached construction

Extend the inspection scope beyond a detached home's: roofs, waterproofing, balconies and decks, shared utilities, common-area equipment, insurance and reserves. Establish who pays when a building component fails and whether a large deductible or special assessment could reach the owner.

We schedule independent inspections for clients as standard, new build or resale.

Where we come in

Nine neighborhoods, four kinds of ownership

Redpoint Square is the district where knowing the legal form matters most. Condo, paired home and fee-simple townhome sit within a few streets of each other, and they differ in what you own, what you insure, how you finance it and what you pay monthly.

We read the documents before you are committed, and we negotiate against these builders regularly. New-home representation costs you nothing extra — the builder has already accounted for it.

Questions

Redpoint Square, answered

Where is Redpoint Square?
Redpoint Square adjoins Redpoint in Summerlin West, belonging to the same 2020 development era. Explorer Park sits at its centre and serves as the district's landmark.
Is Redpoint Square the same as Redpoint?
No. Redpoint Square carries compact homes, paired products, condos and townhomes. Redpoint, to the north, primarily supplies detached homes and has closed out entirely. They share a development era but form different comparison sets, and neither name means the whole district sits behind one guard gate.
What neighborhoods are in Redpoint Square?
Nine: Cordillera by Toll Brothers, Vertex and Arroyo's Edge by Tri Pointe Homes, Ascent by KB Home, Cascades by Taylor Morrison, Highline by Lennar, Moro Rock by Richmond American Homes, Obsidian by Woodside Homes, and Moro Pointe, an earlier name retained in directories.
Which neighborhoods are still selling?
The October 2026 developer update highlights Cordillera and Vertex, both identified as approaching final inventory in September. Cordillera supplies three-level townhomes with optional roof decks; Vertex offers two-story townhomes with a private yard or patio. A marketing page can persist after the last new contract is signed, so confirm availability before planning a visit.
Are Moro Pointe and Moro Rock the same neighborhood?
No. They appear as separate names in neighborhood inventories and should not be merged without checking the recorded plat and association. Richmond American's Moro Rock plan sheet documents paired homes. Some directories drop earlier neighborhoods as they sell out, which is why one source can show eight names and another nine.
Is Highline here the same as Highline in The Trails?
No. Highline in Redpoint Square is a Lennar neighborhood, with collections sometimes labelled I and II. Highline in The Trails is a different community in a different village. Search both the district name and the individual neighborhood to avoid mixing them.
What schools serve Redpoint Square?
Givens Elementary, Sig Rogich Middle and Palo Verde High School, documented at the Explorer Park reference point. Middle schools vary across the western districts — the Redpoint Arroyo reference point in adjoining Redpoint documents Becker instead. CCSD assigns by street address, so confirm the specific home at ccsd.net/zoning, or ask us and we will confirm it.
Is it a condo or a townhome?
That varies by neighborhood, and it is the first thing to establish. A condominium means you own the interior space while the association owns and maintains the structure, which affects lending terms, insurance and reserve exposure. A fee-simple townhome means you own the structure and the land beneath it, with shared walls governed by the association documents. Determine the legal form before comparing two homes on price.
What should I ask about an attached home here?
Who pays for roofs, stucco, exterior painting and decks; insurance deductibles and who carries them; whose policy responds to water damage involving another unit; guest parking; garage dimensions; and rental restrictions. A low-maintenance exterior does not remove the owner's responsibility for interior systems or shared expenses.
Which homes have roof decks?
Toll Brothers' Cordillera supplies three-level townhomes with optional roof decks. Because the deck is an option rather than standard, confirm against the specific home. On a resale, obtain the approval and maintenance records for the deck, and check drainage, shade, wind exposure and any furniture rules.
Is Redpoint Square walkable?
It is designed with pedestrian connections, and Explorer Park sits at its centre. From a specific property, check the route to the park, the beltway connection and the nearest services, including the number and width of streets you would cross. Walkable describes a design goal; whether a particular household can comfortably complete daily errands on foot depends on the address.
What are the HOA costs in Redpoint Square?
Compact and attached homes typically carry a lower purchase price and a higher assessment, since the association maintains more of the building. Expect the Summerlin master assessment plus a neighborhood assessment covering exterior maintenance, with a separate cost center where gates, private roads or a pool are involved, and SID or LID assessments per parcel. Request the current assessment statement, annual budget, reserve study and governing documents for the specific home.
