Summerlin Village 6 · Selling since November 2020

Redpoint

Summerlin West's first village to finish. All eight builder neighborhoods have closed out, which makes Redpoint something the newer villages cannot offer — finished streets, mature landscaping and homes you can walk into today.

Overview

Setting

The finished village in Summerlin West

Redpoint began selling in November 2020, west of the 215 Beltway and north of Far Hills Avenue. Six years on, a September 2026 neighborhood guide reports all eight original builder neighborhoods closed out.

That makes Redpoint a genuinely different proposition from its neighbors. The newer western villages are still releasing streets, still building parks and still working through construction traffic. Redpoint is done — and the homes are recent enough that "done" does not mean dated.

What you get

Finished landscaping

Front and rear yards already in, often with a pool. On a new build those are six-figure line items you pay for after closing.

What you get

A settled street

No construction access routes, no changing traffic patterns, and neighbours who have been there long enough to tell you what the street is like.

What you get

Open recreation

Ridge Pine Park, Redpoint Arroyo and Redpoint Paseo are built and in use, not drawn on a plan.

Redpoint and Redpoint Square are two villages

Redpoint supplies detached homes. Adjoining Redpoint Square carries a wider mix — compact homes, paired products, condos and townhomes — which makes it a different comparison set entirely.

Neither name means the whole district sits behind one guard gate. Our Redpoint Square guide covers that village separately.

Names that get confused

Three pairs worth separating

Search tools that drop a letter or omit the village name routinely mix unrelated neighborhoods across Summerlin. These three pairs cause the most trouble.

Neighborhoods

The directory

Eight neighborhoods, six builders

These eight names form the core Redpoint directory. All have closed out, so each is now a resale market with its own product history, plan range and price band.

Builder names describe each neighborhood's product history. Where an original builder offered several collections, identify the specific plan rather than relying on the neighborhood's broad size range — two homes on the same street can be very different properties.

Why a sold-out village is worth knowing well

Resale inventory in Redpoint comes to market a few homes at a time. Knowing which neighborhood suits you before one lists is the difference between getting it and reading about it.

Tell us the plan type, the lot characteristics and the budget, and we will watch for it.

Comparing resale homes

What separates two Redpoint listings

In a village where every home is a resale, the differences that matter are not the ones in the listing headline.

  • Age of completion. A 2021 home and a 2024 home in the same neighborhood have different remaining warranty coverage and different systems ages.
  • Included upgrades. What the original buyer selected at the design centre varies enormously, and it is the single largest driver of value difference between identical plans.
  • Landscaping. Whether the rear yard was finished, and to what standard, including whether a pool is in.
  • Remaining warranty. Structural coverage often runs years beyond the builder's general warranty.
  • Special assessments. Ask whether the seller paid off any SID or LID balance, or whether it transfers with the home.

We compile this comparison for clients as a matter of course, because the per-square-foot figure on its own will not tell you which of two homes is the better buy.

Schools

Clark County School District

Schools serving Redpoint

Redpoint sits in the Palo Verde High School feeder area, with Givens Elementary and Becker Middle School documented at the Redpoint Arroyo reference point.

Documented at Redpoint Arroyo. CCSD assigns schools by street address, so confirm the specific home at ccsd.net/zoning — or ask us and we will confirm it for you.

Middle schools vary across the western districts

Becker serves the Redpoint Arroyo area, while the Explorer Park reference point in adjoining Redpoint Square documents Rogich. Two neighbouring districts, two different middle schools — which is normal, and the reason an address result beats a village-level assumption.

Worth confirming all three levels for any specific home.

Choice and charter options

West Career and Technical Academy is a program-based CCSD magnet drawing from across the valley, and Doral Academy Red Rock and the Discovery charter campus both serve the northwest. Each runs its own application, lottery and transportation arrangements, which are worth starting early.

Private schools in the area include Adelson, Alexander Dawson, Bishop Gorman, Faith Lutheran Middle and High School, Faith Lutheran Academy, The Meadows, St. Elizabeth Ann Seton, Merryhill and Shenker Academy.

Inside the master plan

Campuses located in Summerlin

Summerlin contains thirteen public campuses, which is unusual for a master plan and part of why the community draws the buyers it does.

A campus inside Summerlin may serve homes across several villages, and some Summerlin addresses are assigned to campuses outside the master plan.

If a student needs a specific program — special education, language support, advanced coursework, arts, athletics, counselling, before or after-school care, or transportation — ask the school about that program directly. That conversation tells you far more than any summary figure, and we are happy to point you to the right contact.

Parks and trails

Recreation

Three anchors, all built

Redpoint's recreation came in phases alongside the housing, and it is finished. Ridge Pine Park, Redpoint Arroyo and Redpoint Paseo provide the village's walking and recreation connections.

FacilityWhat it isStatus
Ridge Pine ParkThe village's programmed parkOpen
Redpoint ArroyoTrail corridor following the natural drainageOpen
Redpoint PaseoPedestrian connection through the villageOpen

A programmed park, a linear trail corridor and a paseo serve different purposes. Walk the actual route from a specific home before deciding what the proximity is worth.

Buying an arroyo-adjacent home

These are among the most sought-after lots in the village, and they deserve their own assessment. Compare the view, the level of public trail traffic passing behind, maintenance access and the drainage setting.

Open space behind a wall is not necessarily privately owned or permanently protected from future improvement, so check parcel ownership and planned use. We pull that before clients commit to a premium.

The wider Summerlin network

Summerlin's August 2026 developer release reports more than 300 parks and more than 200 miles of trails across the master plan, with four Summerlin Council community centers at Trails, Willows, Gardens and Vistas and Council pools at three of them.

Those totals combine very different scales of facility. For organised sports, ask about reservations and league registration. For a casual outing, check restrooms, shade, accessible paths, surface condition and parking.

Buying here

Premium lots

What to establish on an elevated homesite

Redpoint's elevated lots carry premiums that were paid once by the original buyer and are being asked for again on resale. Whether that premium still holds depends on things you can verify.

  • View direction. What the outlook actually faces, and at what time of day it is worth having.
  • Future foreground construction. What can still be built between the home and the view, and at what approval stage it sits.
  • Rear-yard usability. Elevated lots often trade flat usable ground for outlook. Measure what is actually level.
  • Retaining-wall responsibilities. Who maintains them, and what the reserve study says about them.

These four questions separate a premium worth paying from one that was priced for a view that is about to change.

Inspecting a recent resale

Homes here are four to six years old — past the builder's general warranty in most cases, but young enough that major systems should have years left. Inspect structure, roof, electrical, plumbing, HVAC, drainage and any pool equipment, and establish what structural coverage remains and whether it transfers.

Ownership costs

What you will pay beyond the mortgage

A useful budget separates mortgage principal and interest, property tax, insurance, master assessment, neighborhood assessment, special-assessment installments, utilities, landscaping, pool service and maintenance reserves.

Ask whether the seller paid off special assessments

SID and LID balances apply per parcel and vary lot to lot inside the same neighborhood. Some sellers have paid theirs off; others have not, and the balance transfers.

Obtain the actual parcel balance, installment schedule, interest terms and payoff quote from the responsible authority or the closing records. We pull these before clients write an offer.

How Nevada's property-tax abatement works

Clark County applies a partial abatement that caps annual growth of a qualifying owner-occupied tax bill at 3 percent. That is a cap on increases, not a 3 percent tax rate.

Recorded ownership documents can reset owner-occupied status pending requalification, so a seller's current bill is not automatically the buyer's future bill. We confirm the status on the specific parcel.

Association layers

Expect the Summerlin master community assessment plus a neighborhood assessment, with a separate cost center where gates, private roads or shared facilities are involved. Request the current assessment statement, annual budget, reserve study, governing documents, rules and insurance summary, and reconcile them against the official resale package.

Resolve the rules that affect daily life: rental term limits and any leasing caps, guest parking, street parking, commercial vehicles, RV storage, pets, exterior colours, landscaping, solar placement, security cameras, patio covers, pools and short-term rentals.

Where we come in

A finished village rewards knowing it well

Redpoint does not have a sales office to walk into. Inventory arrives a few homes at a time, and the difference between two listings in the same neighborhood usually comes down to what the original buyer selected and what has been done since.

We know the plans, the lot positions and what the upgrades were worth. Tell us what you are looking for and we will watch for it.

Questions

Redpoint, answered

Where is Redpoint in Summerlin?
Redpoint lies west of the 215 Beltway and north of Far Hills Avenue, in Summerlin West. It began selling in November 2020.
Can you still buy a new home in Redpoint?
No. A September 2026 neighborhood guide reports all eight original builder neighborhoods closed out, and the current developer village page promotes Redpoint Square rather than the original Redpoint detached-home lineup. Redpoint is now a resale market, which means finished landscaping, settled streets and open recreation rather than a build timeline.
What neighborhoods are in Redpoint?
Eight: Acadia Ridge by Toll Brothers, Carmel Cliff by Pulte Homes, Castellana and Savannah by Taylor Morrison, Crystal Canyon by Woodside Homes, Kings Canyon and Overlook at Redpoint by Tri Pointe Homes, and The Arches by Lennar.
Is Redpoint the same as Redpoint Square?
No. Redpoint primarily supplies detached homes, while adjoining Redpoint Square contains a wider mix of compact homes, paired products, condos and townhomes. They belong to the same 2020 development era but form different comparison sets. Neither name means the whole district sits behind one guard gate.
Is Acadia Ridge the same as Arcadia?
No. Acadia Ridge is a Toll Brothers neighborhood in Redpoint. Arcadia is a SHAWOOD by Sekisui House neighborhood in Grand Park, a different village. One letter separates them, and search tools that drop it will mix unrelated listings. The same applies to Overlook at Redpoint and Overlook at Mesa Ridge.
What schools serve Redpoint?
Givens Elementary, Becker Middle and Palo Verde High School, documented at the Redpoint Arroyo reference point. Middle schools vary across the western districts — the Explorer Park reference point in adjoining Redpoint Square documents Rogich instead. CCSD assigns by street address, so confirm the specific home at ccsd.net/zoning, or ask us and we will confirm it.
What parks does Redpoint have?
Ridge Pine Park, Redpoint Arroyo and Redpoint Paseo provide the village's walking and recreation connections. All three are built and in use. A programmed park, a linear trail corridor and a paseo serve different purposes, so walk the actual route from a specific home.
Are arroyo-adjacent homes worth the premium?
They are among the most sought-after lots in the village and deserve their own assessment. Compare the view, the level of public trail traffic passing behind, maintenance access and the drainage setting. Open space behind a wall is not necessarily privately owned or permanently protected from future improvement, so check parcel ownership and planned use.
How do I compare two Redpoint listings?
Age of completion, included upgrades, landscaping and remaining warranty coverage are what separate otherwise similar homes. Ask whether the seller paid off any special assessments. Where an original builder offered several collections, identify the specific plan rather than relying on the neighborhood's broad size range.
What should I check on an elevated lot?
View direction, what can still be built in the foreground and at what approval stage, rear-yard usability on sloping ground, and retaining-wall responsibilities. Those four questions separate a premium worth paying from one priced for a view that may change.
What are the HOA costs in Redpoint?
Expect the Summerlin master community assessment plus a neighborhood assessment, with a separate cost center where gates, private roads or shared facilities are involved. SID or LID assessments apply per parcel and vary lot to lot. Request the current assessment statement, annual budget, reserve study and governing documents, and reconcile them against the official resale package.
How old are the homes in Redpoint?
The village began selling in November 2020 and closed out by 2026, so homes range from roughly four to six years old. That is past the builder's general warranty in most cases but young enough that major systems should have years of life left. Establish what structural coverage remains and whether it transfers.
