Moving from the Central Coast to Las Vegas

From Santa Cruz to Ventura is close to 300 miles, and the county medians run from $920,000 in Monterey to $1,458,320 in Santa Barbara. A seller clears somewhere between $455,000 and $956,000 after a $400,000 payoff — enough to buy here outright at the top end, and to put a $600,000 home on a sub-$1,000 payment at the bottom. The harder question on this move is not the money. It is getting back.

Your county matters more here than in any other region

The Central Coast is not one housing market. A Santa Barbara household and a Salinas household are making financially different moves, and a guide that averages them is no use to either.

Every county in the table below produces a good outcome against the $475,000 Las Vegas median. What changes is whether you arrive mortgage-free or with a small, comfortable loan.

September 2026 county medians, an assumed $400,000 loan and selling costs of roughly 7%. Principal and interest at an illustrative 7%, before taxes, insurance and dues. Santa Cruz and San Benito County households should run their own figures; neither is represented by the counties above.

A high county median does not establish how much equity you have

This matters most on the south coast. Santa Barbara's median is the highest in the region, but your own payoff, your purchase date and your actual costs decide your proceeds — not the county figure.

Bring us your real numbers and we will run the comparison properly rather than working from a headline.

What you are trading

Mild weather for space and a lower cost base

There is no version of this where Las Vegas has better weather than the Central Coast. If the climate is the main reason you live where you do, that deserves to weigh heavily.

What you get instead is substantially more house, a far lower cost base, no state income tax, and year-round hiking twenty minutes from the west side of the valley. Whether that trade works is personal — and visiting in July tells you more than any comparison table.

Monthly

What you keep each month

The household budget and the California income tax change at the same time. Comparisons that show only the first understate the move considerably.

The budget change above plus California state income tax no longer paid, on 2026 California brackets and standard deductions. Illustrative: your figure depends on filing status, deductions, credits and income source. Nevada residence does not change federal tax.

At $200,000 jointly, the move pays for itself in about 15 months

A full relocation runs around $16,000 — transport, packing, travel, temporary housing, deposits, initial furniture and a contingency.

At $150,000 jointly it is nearer 24 months. Every month after that is yours.

Your part of the Central Coast

It is not one move

What changes depends on where you are leaving

the Central Coast is not a single housing market or a single way of living, and the move looks different from each part of it. Find yours below.

Santa Cruz, Capitola and northern Monterey Bay

Santa Cruz, Capitola, Aptos, Scotts Valley, Watsonville

Work out how much of your week depends on coastal weather, surfing, cycling, a compact center or the people nearby. A Nevada pool, trail or larger house serves a different purpose from living near the ocean, and the honest version is that it is a trade rather than an upgrade.

Look at central Las Vegas and established neighborhoods for a more urban routine, alongside Summerlin and Henderson for planned housing and recreation. Test the actual groceries, shade, crossings and evening conditions — a walkable resort area is not a proxy for everyday residential life.

If work or family pulls you toward San Jose or elsewhere in the Bay Area, plan around the full ground journey. The airport that serves one visit can be wrong for another, and Monterey Peninsula travel assumptions do not transfer to a Santa Cruz address.

Monterey, Pacific Grove and the peninsula

Monterey, Pacific Grove, Carmel-by-the-Sea, Seaside, Marina

Compare the specific home and outdoor routine you would leave. Frequent coastal walks, cooler weather and familiar services often matter more than extra bedrooms. Stay here through a summer before treating additional space as sufficient compensation.

Summerlin and Green Valley Ranch are the usual starting points for housing and recreation. Lake Las Vegas is worth a visit for a resort setting, but it does not reproduce an ocean town — verify everyday services, fees and any membership arrangements separately from the listing.

For households with military, educational or federal connections, resolve the reporting site and authorization first. A Nevada home does not turn a Monterey-area facility obligation into a local commute, and retirement, separation, PCS orders and a civilian move each need a different plan.

Salinas Valley and San Benito County

Salinas, Gonzales, Soledad, Greenfield, King City, Hollister, San Juan Bautista

Start from your own budget. Coastal resort prices are not a useful substitute for an inland household's actual rent, mortgage, taxes and utilities, and the county medians on this page will overstate your position.

For agriculture, food production, health care, trades and other site-based work, compare a real Nevada offer or an approved arrangement. A business with California customers, land, equipment or employees needs its own operating plan after the owner moves.

For land, animals, RVs, equipment or a workshop, verify Nevada zoning, utilities, access and association rules at the specific parcel. A large lot or driveway does not establish permission, and off-site storage or boarding belongs in the budget if the property cannot support your current use.

San Luis Obispo and the coastal communities

San Luis Obispo, Morro Bay, Los Osos, Cayucos, Cambria, Avila Beach, Pismo Beach, Grover Beach, Arroyo Grande

Separate town-center convenience from access to the coast and recreation. A new subdivision can meet a housing goal while changing how an ordinary day feels, and that is worth naming before you shop.

Compare central and established Nevada locations against planned west-valley and Henderson communities. Test groceries, activities, school travel and providers rather than assuming a familiar retail center or nearby park produces the same routine.

For university, hospital or other institution-based work, confirm whether the duties and benefits can actually move. Remote meetings and a similar job title do not establish a Nevada transfer. Plan return journeys around the final campus, home or appointment rather than around an airport.

Paso Robles, Atascadero and the inland north county

Paso Robles, Atascadero, Templeton

You may already know hot afternoons and detached housing, but still test Las Vegas nights, cooling needs and the specific property. Compare shade, insulation, HVAC condition and utility history rather than assuming familiar inland heat settles it.

Look at planned communities for suburban amenities, or larger parcels for specific lot needs. Wine, hospitality, agricultural and client-service businesses need verifying separately from the household move — customer relationships, equipment, staffing and licensing may not travel with the owner.

If you are retiring, compare the cash remaining after a sale and purchase, health access, association fees and the activities you would actually use. A resort-style setting only works if the ordinary services and support work from that address too.

Santa Barbara, Goleta and the south coast

Santa Barbara, Goleta, Montecito, Carpinteria

This move usually combines a substantial housing change with a substantial climate and lifestyle change. Use your own payment and needs — a high county median does not establish how much equity you have or how much you will save.

Summerlin, established Henderson communities and other locations that fit the work and care plan are the usual shortlist. If you want central-city convenience, test urban housing too, and compare the useful outdoor space, everyday services and full operating cost of the home.

A Santa Barbara airport itinerary needs its own date and ground-travel checks. If you plan to keep local clients, a university role or specialist care, confirm that connection before committing to Nevada housing. Occasional leisure access and repeated required attendance are very different burdens.

Santa Maria, Lompoc and the Santa Ynez Valley

Santa Maria, Orcutt, Lompoc, Buellton, Solvang

Housing and employment baselines here differ from the south coast. Model the actual job, shift, retirement income and support network rather than a Santa Barbara coastal example.

Households connected with Vandenberg should resolve orders, duty location, civilian work authorization and family arrangements through the appropriate channels. Military benefits and moving arrangements depend on the situation, and a civilian budget is not an estimate of entitlements.

For acreage, animals, equipment or a home business, confirm permitted Nevada uses at the parcel. For travel, investigate Santa Maria and other suitable airports for your actual dates and include the final ground journey — a route appearing on a map is not proof of a workable weekly schedule.

Ventura, Oxnard and the inland communities

Ventura, Oxnard, Port Hueneme, Camarillo, Ojai, Santa Paula, Fillmore

Separate coastal routines from inland heat, lot needs and Los Angeles-area employment links. Thousand Oaks and Simi Valley households should use their actual work and travel pattern rather than a single coastwide assumption.

Compare planned and established Nevada neighborhoods by work, schools and daily services. Anyone keeping Ventura County or Los Angeles-area work needs written attendance and location terms, and military households should resolve the official duty and family plan before choosing civilian housing.

Compare a flight through a Southern California airport against driving the whole route. Airport ground access, traffic, parking and the final destination within Ventura County can change the answer considerably. Do not pick a Nevada home purely for occasional California access and create a longer daily Nevada commute.

Work & income

Settle this first

Institutions, agriculture and businesses that do not travel

The housing math only holds if the income does. This is the part we see households resolve last, and it should be first.

The Central Coast's employment base leans on universities, hospitals, agriculture and food production, hospitality and wine, and federal or military facilities. Most of those are tied to a place. Confirm a written Nevada arrangement or a real local offer before you plan around the housing numbers.

If you own a business with California customers, land, equipment or employees, it needs its own operating plan after you move. Customer relationships, staffing and licensing do not relocate automatically with the owner, and a wine, hospitality or agricultural operation rarely can.

For Vandenberg, Naval Base Ventura County and Monterey-area federal connections, resolve orders, duty location, civilian work authorization and family arrangements through official channels. Military entitlements depend on the situation and a civilian moving budget is not an estimate of them.

The airports are the real constraint

This is the part we would push hardest on, and it is specific to your region. MRY, SBP, SMX and SBA are small airports with limited and sometimes seasonal service. A route existing is not the same as a workable weekly or monthly schedule.

Check actual service dates for the trips you expect to make, then add the ground journey at both ends. For much of the region, a Southern California or Bay Area airport plus a drive will beat the local option, and for Ventura County driving the whole route sometimes wins outright.

If your plan depends on returning often, price that honestly before you buy. It is the single most underestimated cost in a Central Coast move.

An established Summerlin neighborhood with mountains behind

The other side

A city with more depth than its size suggests

Tourism supports dining, entertainment and professional sports well beyond what a metro this size would normally carry, and it is available on an ordinary weeknight.

For households used to driving to Los Angeles or the Bay Area for any of it, that proximity is a real part of the trade.

Where we come in

You know the county. We know the valley.

Most the Central Coast households we work with have already decided. What they need is someone who can match the area to how they actually live, deploy the proceeds into the right house, negotiate with a builder, and make sure nothing gets left on the table in year one.

Questions

the Central Coast to Las Vegas, answered

What does my the Central Coast equity buy in Las Vegas?
At the the Central Coast median of $950,000 with a $400,000 loan, a seller nets roughly $483,500 after about 7% in selling costs. That puts a $600,000 Las Vegas home on a $116,500 loan — about $775 a month in principal and interest.
How much do I actually keep each month?
Two things change together. The household budget shifts by about −$200 a month, and the California income tax stops. A household at $200,000 filing jointly keeps roughly $1,063 a month in total, and at $150,000 jointly about $678. Your own figure depends on filing status, deductions and income source, so have a CPA model it.
How long before the move pays for itself?
A full relocation runs around $16,000. Against the combined budget and tax saving, a household at $200,000 filing jointly recovers that in roughly 15 months. At $150,000 jointly it is nearer 24 months. The higher the income, the faster it works.
I have a 3% mortgage. Does the move still work?
For most the Central Coast sellers, yes, because you are deploying equity rather than replacing a loan. With roughly $483,500 of proceeds you are not borrowing anything like the amount you owe today, and the payment can land well below your current one. How much to put down versus keep liquid is worth deciding before you make an offer.
How bad is the summer coming from the Central Coast?
A substantial change if you are on the coast, and a smaller one inland. Santa Cruz, Monterey, SLO and Santa Barbara households are leaving one of the mildest climates in the country, and July and August here reach 110 degrees and sometimes higher. Paso Robles, Atascadero, Santa Maria and Santa Ynez households already know hot afternoons, though Las Vegas nights stay warmer than inland Central Coast nights. Check a specific home's utility history, shade and HVAC rather than assuming familiarity carries over, and visit in summer before committing.
Where do the Central Coast households usually end up?
Santa Barbara, SLO and Monterey Peninsula households most often shortlist Summerlin for the planned form and trail access, or Green Valley if they want mature streets closer in feel to an older coastal town. Salinas Valley and Santa Maria buyers usually find the southwest valley the closest match on budget. Anyone with acreage, animals or equipment should be looking northwest, and Santa Cruz or SLO households who currently walk everywhere should see Downtown and the Arts District before defaulting to a subdivision.
Which Central Coast county does this guide use?
All of them, because the spread is too wide to average. September 2026 county medians ran from $920,000 in Monterey to $1,458,320 in Santa Barbara, with San Luis Obispo at $950,000 and Ventura at $930,000. The table at the top shows what each one nets after a $400,000 payoff. Santa Cruz and San Benito County households should run their own figures, since neither is represented above.
How hard is it to get back to the Central Coast from Las Vegas?
Harder than most people assume, and it is the most underestimated cost in this move. MRY, SBP, SMX and SBA are small airports with limited and sometimes seasonal service, so check actual service dates for your expected trips rather than whether a route exists. Then add the ground journey at both ends. For much of the region a Southern California or Bay Area airport plus a drive works better, and from Ventura County driving the whole route sometimes wins.
