Moving from Orange County to Las Vegas

At the Orange County median of $1,480,000, a seller with a $400,000 loan nets roughly $976,000 after costs. That buys an $800,000 Las Vegas home outright, with $176,000 left over and no mortgage payment at all. Here is what that actually looks like, and what changes from your part of the county.

The familiar part

Planned living you will recognize, at a third of the median

Master associations, architectural review, neighborhood parks, trail connections and subdivisions within a larger plan — the structure of daily life in Irvine or Ladera Ranch has close equivalents here.

That is why Orange County households tend to settle quickly. It is also why the specific questions matter: the form is familiar, the rules, dues and school assignments are not.

Monthly

What you keep each month

The household budget and the California income tax change at the same time. Comparisons that show only the first understate the move considerably.

The budget change above plus California state income tax no longer paid, on 2026 California brackets and standard deductions. Illustrative: your figure depends on filing status, deductions, credits and income source. Nevada residence does not change federal tax.

At $200,000 jointly, the move pays for itself in about 14 months

A full relocation runs around $16,000 — transport, packing, travel, temporary housing, deposits, initial furniture and a contingency.

At $150,000 jointly it is nearer 21 months. Every month after that is yours.

Your part of OC

It is not one move

What changes depends on where you are leaving

Orange County is not a single housing market or a single way of living, and the move looks different from each part of it. Find yours below.

Irvine, Tustin and the planned communities

Irvine, Tustin, Tustin Ranch

Parts of Summerlin and Henderson will feel immediately familiar: neighborhood parks, association rules, planned subdivisions, driving between destinations. Use that resemblance to frame questions rather than to settle the purchase.

Compare Green Valley Ranch, Inspirada, Summerlin and selected Anthem or Seven Hills subdivisions by the features you actually use. Check the master association and any sub-association, the architectural approval process, parking, landscaping responsibility and which amenities the dues genuinely include. A recreation center on a map does not mean your address has access.

A Nevada neighborhood does not reproduce an Irvine school assignment or program. Verify the specific campus, support services and boundaries, then drive school, grocery and work as one routine. If you are keeping an Irvine role, weigh airport and I-15 access alongside ordinary local travel.

Newport, Huntington and the coastal corridor

Newport Beach, Corona del Mar, Huntington Beach, Seal Beach, Laguna, Dana Point

Price the loss of easy coastal access separately from the house. A pool, a landscaped yard or a view does not recreate a marine climate or a daily beach walk, and conflating the two is how people end up disappointed in a home they otherwise like.

List how often you surf, walk the coast, cycle or meet people there. Decide what moves indoors, what moves to different hours, what needs replacing and what becomes a California trip. If the ocean is central to your week, a hot-weather residential trial tells you more than touring bigger houses in mild weather.

Lake Las Vegas is worth seeing for its resort setting, but a lake is not a beach town. Confirm memberships, fees, daily errands and real access before paying for the setting.

Costa Mesa, Santa Ana and central county

Costa Mesa, Santa Ana, Fountain Valley

A Costa Mesa apartment, a Santa Ana house and a Fountain Valley property support quite different routines despite sitting close together. Start from the exact home you are leaving and the places you actually go each week.

If you use a compact area for restaurants, work and errands, look at central Las Vegas apartments and condos alongside suburban options. A larger suburban property can add more driving than the lower price first suggests.

If you are leaving an established home, compare condition carefully. A remodeled Nevada interior can still come with older cooling equipment, roof underlayment or plumbing. Price the systems and the insurance rather than reading the finishes as the total cost.

Anaheim, Fullerton and north county

Anaheim, Fullerton, Buena Park, Garden Grove, Brea, Placentia, Yorba Linda

Work and family connections here often span both Orange County and LA County. Identify the final destination of every recurring trip — “back to Orange County” is too broad when one person needs Fullerton and another needs a south-county office.

Compare established neighborhoods, planned communities and newer construction by budget and actual workplace. Northwest properties can suit certain lot or storage needs; southwest and south-valley addresses suit southern destinations. Neither direction guarantees a short commute or permitted RV storage.

For hospitality, education, health care or manufacturing roles, secure the actual Nevada terms. Shared employers or industries across the two regions do not mean equal pay, schedules or benefits.

Mission Viejo, Lake Forest and south county

Mission Viejo, Lake Forest, Laguna Hills, Aliso Viejo, Laguna Niguel, Rancho Santa Margarita, Ladera Ranch

The planned-neighborhood comparison works well here. Look at Inspirada, Green Valley Ranch, Summerlin and the right Henderson subdivisions for the layout, parks and facilities you want.

Keep service access visible. A newer home at the edge of development can mean construction activity and longer drives to schools, appointments and sports. Confirm which amenities are operating, what is still planned, and what the dues cover.

San Juan Capistrano and San Clemente households should test the full return journey. A flight into John Wayne still leaves the trip to a south-county destination. If relatives provide regular child care or help with aging parents, a travel budget does not replace their daily presence.

Work & income

Settle this first

Office-based, site-based and client work

The housing math only holds if the income does. This is the part we see households resolve last, and it should be first.

If you are keeping an Irvine, Newport Beach or Costa Mesa job, get written approval for Nevada work, plus compensation, required office attendance, travel reimbursement, benefits and payroll arrangements. “Remote eligible” does not necessarily authorize a permanent move to another state.

For medical device, technology, finance and professional services, separate what can be done remotely from what needs presence. For health care, education, hospitality, retail and construction, compare actual Nevada offers rather than assuming a similar title pays the same.

Model both careers in a two-earner household. One retained California salary may not compensate for a second person losing clients, seniority, retirement benefits or a familiar employer network. Price licensing, credential transfer and job-search delay before assigning future earnings to the housing budget.

Test a change in office attendance

Calculate what happens if attendance rises from two trips a month to once a week, travel stops being reimbursed, or geographic pay changes.

Would you seek local work, travel more, keep an OC base, or return? Price that fallback before buying a home whose affordability rests on a single policy.

The Las Vegas Strip at blue hour

Getting back

Under an hour in the air

The flight is short and the routes are frequent, which is why so many Orange County households keep California ties after moving.

Build the whole journey into your planning though, not just the flight. Airport to final destination is the part that usually gets underestimated.

Areas to investigate

Starting points rather than rankings. Build the shortlist around ordinary life — the work route, the school run, the weekly shop — rather than around a community name you have read about.

Characteristics rather than rankings. Henderson students generally use Clark County School District's address and enrollment system — a Henderson address is not a separate city school district or a guarantee of a particular campus.

Where we come in

You know the county. We know the valley.

Most Orange County households we work with have already decided. What they need is someone who can match the area to how they actually live, deploy the proceeds into the right house, negotiate with a builder, and make sure nothing gets left on the table in year one.

Questions

Orange County to Las Vegas, answered

What does my Orange County equity buy in Las Vegas?
At the Orange County median of $1,480,000 with a $400,000 loan, a seller nets roughly $976,400 after about 7% in selling costs. That buys a $800,000 Las Vegas home outright with $176,400 left over and no mortgage payment.
How much do I actually keep each month?
Two things change together. The household budget shifts by about −$300 a month, and the California income tax stops. A household at $200,000 filing jointly keeps roughly $1,163 a month in total, and at $150,000 jointly about $778. Your own figure depends on filing status, deductions and income source, so have a CPA model it.
How long before the move pays for itself?
A full relocation runs around $16,000. Against the combined budget and tax saving, a household at $200,000 filing jointly recovers that in roughly 14 months. At $150,000 jointly it is nearer 21 months. The higher the income, the faster it works.
I have a 3% mortgage. Does the move still work?
For most Orange County sellers, yes, because you are deploying equity rather than replacing a loan. With roughly $976,400 of proceeds you are not borrowing anything like the amount you owe today, and the payment can land well below your current one. How much to put down versus keep liquid is worth deciding before you make an offer.
How bad is the summer coming from Orange County?
Coming from a marine climate this is the single biggest change, and it is worth taking seriously. July and August reach 110 degrees and sometimes higher, though the heat is dry rather than humid and those two months are when many locals travel. The rest of the year is the part nobody mentions: over 200 days of sunshine, no snow, and year-round hiking and golf. If you are leaving Newport or Laguna, stay here during hot weather before you commit.
Where do Orange County households usually end up?
Irvine and Tustin households overwhelmingly shortlist Summerlin first, because the master-planned structure, association governance and trail connections are the closest parallel in the valley. Mission Viejo and Ladera Ranch households often land in Inspirada or Green Valley Ranch. Coastal-corridor buyers tend to look at Lake Las Vegas for the resort setting, which is worth seeing as long as you are not treating it as a beach substitute.
Is Orange County really three times the price of Las Vegas?
At the median, close to it. Orange County's September 2026 median was $1,480,000 against a Las Vegas valley median of $475,000, so Las Vegas sits at about 32% of it. Medians cover different housing stock in each market, so treat it as the opening comparison rather than a like-for-like figure on a specific home.
Is Summerlin like Irvine?
Structurally there are real similarities — master-planned layout, association governance, neighborhood parks and trail connections. That is why Orange County buyers often find it familiar. It does not follow that school programs, services, dues or climate are equivalent, so verify the specific village, subdivision and campus rather than relying on the resemblance.
