Moving from San Diego to Las Vegas

At the San Diego County median of $1,050,000, a seller with a $400,000 loan nets roughly $576,000. That buys a $600,000 Las Vegas home with a $23,500 loan behind it — a payment of about $156 a month. The monthly budget saving here is the smallest of any Southern California county, and the equity story is the largest.

The trade

Desert outdoors instead of coastal outdoors

This is the honest center of the San Diego decision. You are not trading an outdoor life for an indoor one — Red Rock, Mount Charleston and the valley's trail network are genuinely good, and hiking and climbing run most of the year.

You are trading a marine climate for a desert one. For some households that is an easy yes and for others it is the thing that sends them home. Visit in July before you decide.

Monthly

What you keep each month

The household budget and the California income tax change at the same time. Comparisons that show only the first understate the move considerably.

The budget change above plus California state income tax no longer paid, on 2026 California brackets and standard deductions. Illustrative: your figure depends on filing status, deductions, credits and income source. Nevada residence does not change federal tax.

At $200,000 jointly, the move pays for itself in about 16 months

A full relocation runs around $16,000 — transport, packing, travel, temporary housing, deposits, initial furniture and a contingency.

At $150,000 jointly it is nearer 26 months. Every month after that is yours.

Your part of San Diego

It is not one move

What changes depends on where you are leaving

San Diego is not a single housing market or a single way of living, and the move looks different from each part of it. Find yours below.

La Jolla, Del Mar and the coastal neighborhoods

La Jolla, Del Mar, Pacific Beach, Ocean Beach, Point Loma

The biggest adjustment is how ordinary days feel outdoors. A larger home, a pool or a mountain view does not reproduce marine weather, ocean access or a daily walk by the water, and we would rather say that plainly than sell you square footage as a substitute.

List how often you surf, run, cycle, walk a dog or meet people outdoors. Work out what moves to different hours, what moves indoors and what becomes a California trip, then price those substitutions separately from the house. If the coast is central to your life, stay here during hot weather before deciding.

For planned neighborhoods and recreation, look at Summerlin and Henderson communities such as Green Valley and Green Valley Ranch. For an urban routine, walk central Las Vegas and the Arts District. Lake Las Vegas is worth seeing, but a lake is not a beach community.

Encinitas, Carlsbad and Oceanside

Coastal North County

Separate your housing preference from your travel needs. A detached home near parks is a different priority from a short trip to the beach, and a San Diego return flight still leaves the drive up to North County.

Compare Summerlin, selected Henderson neighborhoods and other planned communities for the layout, parks and facilities you want, then test the route from each property to shopping, work, sports practice and appointments. “Near a trail” does not establish a comfortable route in summer, or a suitable one for children.

Households with Camp Pendleton connections should resolve orders, reporting locations and family arrangements through the appropriate military channels first. Living in Nevada does not turn a site-based San Diego County obligation into a local commute.

Downtown, Hillcrest, North Park and central San Diego

Downtown, Little Italy, Hillcrest, North Park, South Park

You may currently combine housing, restaurants and errands inside a fairly compact area. A larger home at the edge of the Las Vegas valley changes that pattern and can create the need for another vehicle.

Compare central Las Vegas apartments, condos and townhomes with suburban alternatives. Check groceries, crossings, shade, parking, sound transmission and evening conditions. A walkability claim needs testing against the places you actually use.

Condo owners should compare association budgets, reserves, insurance and responsibility for major systems. A smaller mortgage or lower advertised dues do not establish a lower total ownership cost, and possible assessments belong in the decision.

Carmel Valley, Rancho Bernardo, Poway and inland North County

Carmel Valley, Rancho Bernardo, Rancho Peñasquitos, Scripps Ranch, Poway, Escondido, San Marcos, Vista

You will recognize a lot about planned Nevada neighborhoods. Look at Summerlin, Green Valley Ranch, Inspirada and suitable Henderson subdivisions by housing type, school needs and actual workplace — familiar suburban form does not mean equivalent programs, services or travel times.

Inland North County starts from a different budget and climate baseline than the coast. Use your existing payment, tax bill and utilities rather than a coastal San Diego benchmark. An owner with a low loan rate can release equity and still face a higher monthly payment, so run that specifically.

If you use a larger lot for vehicles, animals, storage or a workshop, verify the Nevada parcel's zoning and association restrictions. Northwest properties can suit those needs, but a large driveway does not establish permission for an RV or a home business.

La Mesa, El Cajon, Santee and East County

La Mesa, El Cajon, Santee, Lakeside, Alpine

You already know hot weather, driving and detached housing. Still test Las Vegas nighttime conditions and the full cooling season, and compare the home's insulation, shade, HVAC condition and actual utility history — the seller's thermostat habits may be nothing like yours.

Identify which home features and outdoor activities matter to you. A spacious Nevada house can come with a smaller useful yard or different rules for storage and landscaping. Price the property as a complete operating responsibility.

For trades, health care and public-sector roles tied to local facilities or customers, verify the work arrangement. A shorter Nevada commute only helps if the job itself can move or be replaced on acceptable terms.

Chula Vista, Eastlake and South Bay

Chula Vista, Eastlake, Otay Ranch, National City, Imperial Beach

Separate planned-suburban preferences from coastal and cross-border connections. Planned Henderson and Summerlin communities suit the first; evaluate the specific property and school program rather than the community label.

If work, relatives, care or regular appointments take you into Mexico, build the whole journey into the decision. A return to San Diego may still mean ground travel and a border crossing. Verify current travel documents and crossing arrangements through official resources for your circumstances, and do not treat a short flight as the end of that trip.

If you are keeping shipyard, port, base or hospital work, resolve the employment geography first. A less expensive Nevada home cannot by itself make frequent Southern California attendance practical.

Work & income

Settle this first

Biotech, defense, and work tied to a facility

The housing math only holds if the income does. This is the part we see households resolve last, and it should be first.

For technology and professional services, get written approval for Nevada, with compensation, required San Diego attendance, travel reimbursement, benefits and the consequences if remote status ends.

For biotechnology, life sciences and laboratory work, identify which duties genuinely require the facility. Research, equipment access, production and clinical activity differ from office tasks — compare an actual Nevada arrangement rather than assuming a San Diego career travels with you.

Health care, education, defense contracting and shipyard work need the same concrete planning: work site, reporting schedule, security or access requirements, licensing and benefits. The same job title does not mean the same earnings or career path in another market.

Military households need an orders-based plan

A PCS move, a separation, a retirement and a voluntary civilian relocation are four different situations. Use official orders, your installation's relocation or transportation support, and Military OneSource to confirm the process and what you are entitled to. A civilian moving budget is not an estimate of military entitlements.

Resolve duty location, family housing, dependent schooling, spouse employment and health coverage before committing to a home. If one person stays assigned in San Diego while the family moves, price the two-location arrangement and get proper guidance on benefits, residency and travel. Being close on a map does not settle any of it.

We work with military households regularly and will tell you when the timing argues for renting first.

The city

A short flight and a different kind of city

San Diego is close enough that keeping ties is practical, and Las Vegas is a cheap place to fly out of because everyone wants to come here.

What you gain is a city whose dining, entertainment and professional sports punch well above its population, because tourism supports them.

Where we come in

You know the county. We know the valley.

Most San Diego households we work with have already decided. What they need is someone who can match the area to how they actually live, deploy the proceeds into the right house, negotiate with a builder, and make sure nothing gets left on the table in year one.

Questions

San Diego to Las Vegas, answered

What does my San Diego equity buy in Las Vegas?
At the San Diego median of $1,050,000 with a $400,000 loan, a seller nets roughly $576,500 after about 7% in selling costs. That puts a $600,000 Las Vegas home on a $23,500 loan — about $156 a month in principal and interest.
How much do I actually keep each month?
Two things change together. The household budget shifts by about −$150 a month, and the California income tax stops. A household at $200,000 filing jointly keeps roughly $1,013 a month in total, and at $150,000 jointly about $628. Your own figure depends on filing status, deductions and income source, so have a CPA model it.
How long before the move pays for itself?
A full relocation runs around $16,000. Against the combined budget and tax saving, a household at $200,000 filing jointly recovers that in roughly 16 months. At $150,000 jointly it is nearer 26 months. The higher the income, the faster it works.
I have a 3% mortgage. Does the move still work?
For most San Diego sellers, yes, because you are deploying equity rather than replacing a loan. With roughly $576,500 of proceeds you are not borrowing anything like the amount you owe today, and the payment can land well below your current one. How much to put down versus keep liquid is worth deciding before you make an offer.
How bad is the summer coming from San Diego?
Honestly, this is the largest climate change of any California origin, because San Diego has about the mildest weather in the country. July and August reach 110 degrees and sometimes higher. The heat is dry rather than humid, and those two months are when many locals travel, but we would rather you test it than take our word for it. Stay here during hot weather before committing. The rest of the year brings over 200 days of sunshine, no snow, and year-round hiking and climbing.
Where do San Diego households usually end up?
Carmel Valley, Poway and Rancho Bernardo households usually shortlist Summerlin, where the planned-suburban form is most familiar. La Mesa and East County buyers often prefer Green Valley or Green Valley Ranch for the established services. Inland North County buyers frequently look at Inspirada and Seven Hills for the elevation and views, and anyone needing room for vehicles, animals or a workshop should be looking northwest.
Is Las Vegas actually cheaper than San Diego?
On housing, clearly: the San Diego County median is $1,050,000 against $475,000 here. On monthly running costs the gap is the narrowest of any Southern California county — an illustrative budget shows rent down $1,000 but utilities, transport, health costs and California travel up, for a net of about $150 a month. The income tax saving is what makes the move pay, and the equity release is the real story.
I am active duty or a military family. Does this guide apply?
Partly. The housing and area material applies, but a PCS move, a separation, a retirement and a voluntary civilian move are different situations with different entitlements. Use official orders, your installation's relocation support and Military OneSource rather than a civilian moving budget, and resolve duty location, dependent schooling, spouse employment and health coverage before committing to a home.
